A motion was made by Bobbette Carlson and seconded by La Dawn Bratsman to approve the minutes of 10/14/99. All Aye RE: BART STEVENS VALLEY VIEW ESTATES SUBDIVISION TOPIC: (500,209,,,STEVENS*BART,VALLEY VIEW ESTATES,2ND EAST, PRELIMINARY PLATS,PLATS) Bart Stevens was at the meeting to present his preliminary plat for the Valley View Estates Division No. 4. John reviewed the plat with the Planning Board. This subdivision is an extension of the Valley View Estates Division No. 4. which was originally included in teat overall subdivision on the property on the south edge of the city. The road along the property is Skyline Drive on the south end of 2nd East. It will require that sidewalk, curb and gutter be put in along this property. There is existing water along the front of this property through lots one through eight. There will have to be a water line extended on Block E. In reviewing this with the engineer we may want to replace part of the existing line with a larger line to serve property farther south in the future. This property slopes to the. west and assuming there will be houses built to the west and if we take the sewer service lines down across the lot below it to run a sewer line across the back of a property we have found to be a nightmare so the sewer line will go between the row of lots to the west. They will tie into the sewer at Cresthaven for part of it and part of it from the Stake Center. John said he did not see anything in particular that would be a problem with this project. It will probably take one or two additional fire hydrants. The fire department is still reviewing it. Mr Crofts will retain the ownership of the lot next to the church in case they need to do some trading. John recommended approval of the preliminary plat contingent upon departmental approval. They have included two street lights, one on each intersection. This plat includes the lot next to the church so it can be reviewed as an entire plat until they contact the church. Bart said as he understood it he will have two years to put in the sidewalk. ~~~ A motion was made by Ted Whyte to accept the plat as drawn subject to the departmental head approval.
