All Aye RE: PRELIMINARY PLAT REVIEW FOR DOUG SMITH TOPIC: (500,197,,,PRELIMINARY PLAT, WILLOWS SUBDIVISION,DOUG SMITH, IMPACT ZONE) Preliminary Plat Review for Doug Smith for Willows Sub Division. Doug Smith .declared a conflict of interest.. Boyd Carrion was at the meeting to present the plat. Because he was developing more than 5 parcels he was told by the county he needed a plat. John Millar explained the plat. He has platted 11 lots and 5 of them are sold. This plan shows the master plan that will be developed in the future.. He told them one problem is the right-a-way as the road goes around the "S" curve the jog needs to be cleaned up in back of Dave Taylors property and in front of Thueson's and Rasmussen's property. Discussion. The minimum right-a-way requirement for a subdivision for a minor residential road is 64'. This area has been looked at to be put on water and sewer but it is cost prohibited. At this time it is zoned R.R.. and in the Impact Zone. Right now they all have their separate wells and septic tanks. Boyd said he would work to get some quick claim deeds to straighten out the road. This plat has not been reviewed by the Fire Department and they may have comments. A discussion on a possible cul-de-sac at the end of the road for the school bus and fire truck to turn around. Doug discussed taking out lot #1 because it is not usable and deed it for a common area. John Millar recommended. changes that have been suggested be made on the plat and then they bring it back in for the Department Heads to review at the next meeting He recommended a master plan for long term of what it is going to be.
