Glen Pond told the board that John Millar was out of town, and Chuck Frost was
excused. John had asked Glen to take charge of the meeting.
Steve Terry of 221 South 2nd East was at the meeting to request putting a
garage an the back South West corner cf his property. They have torn down
a storage shed that was on that cor°ner of their property. They would like to
build a metal garage. It would give them a back yard and a concrete drive for
parking off street. That will give them room for a garden and a play area.
It would be in line with the neighbor's garages. He showed a drawing of where
he would put the garage, which would be on the property line. Glen Pond read
from the zoning ordinance "Required Yards for Accessory Buildings: 5 feet side,
none rear if fireproof." Ne said he would move the garage over 5 feet from the
side property line. The board told him if the garage was moved over 5 feet to
the north and built fire proof it would be in compliance with the zoning ordin-
ance and he could build the garage. Jim Long was concerned about the drainage
off the building. They instructed him to come to city ha-il and get a building
permit. Mr. Terry said he probably would not get the permit until next spring.
Seminary building - The council had sent it back to the Planning & Zoning for
furtrrer consideration; some questions had come up about the design and the set
back, an the porch. Mr. Jensen, Architect; f1r. Parker, and Mr. Bennion were at
the meeting. They shored plot plans of the new building. They reviewed the
plans explaining they need to add 2 more classrooms to the south and possibly
a total of four.
Becky Lausch was at the meeting to protest to the building being built. She
did. not want them to build the building because they used the ground for a play
area, she did not want the trees taker, out, and objected to the noise they would
make in building the building.
The canopy would be 11 feet from the property line and the addition on the
building would be 17 :foot from the property line on the east. The canopy
3 or 4 feet from the sidewalk. There would be 28 feet between buildings oh
the south. Mr. Parker said their address is on 2nd North so their side yard
would be on Pladison Ave. Mike Larsen said all of the homes along that .street
are built too close. Without the canopy the new building would be only out to
the existing line. The mayor told them the property line is 3 feet back from
the curb. The board discussed the existing line of houses. P-like Larsen said
according to the zoning ordinance we need to determine the established line;
if the addition is within it you don't need a variance, if it is not within it

• you do need a variance. Jim Long stated it was obviously in violation if they
included the porch and columns. Mr. Jensen said it was an architect's trick
to hide the entrance of the building, but he could see the problem of the set
backs. Jim Long and Chuck Porter discussed the columns and porch sticking out
and thought if you looked down the street the porch would stick way out from
the existing line. Mr. Jensen said they-could take element of the porch back.
Jim Long suggested that they come up with a landscape treatment that will help
camouflage the entrance. Mr. Bennion said they would build the addition without
the gables and porch. Glen Pond told them that would make it in compliance and
there would be no problem with them building the addition. They said they would
bring a set of plans without the gables and porch into the city clerk and get a
building permit.
