Chri s tli x Jim Lang Pti ke Larsen Glen Pond Rose Bagley A motion was wade by Mike Larsen and seconded by Jim Long to approve the minutes of January 27 , 1988. Al 1 Aye Paul Jensen,.~trchitect from Pocatello, was at the meeting to discuss the addition to the seminary, at the high school. He showed the members plans. They will. need slightly bigger class rooms raking it necessary to build the new wall or flush with the wing wall, past the existing building. The canopy would also be an intrusion into the set back, which comes out 6-feet past the wing wall. It would be 5 feet from the back line, 6 feet to the sidewalk, 11 feet from the property line on the east side. The base bid will be for two class rooms and a ome office space, there is an alternate bid for two additional class rooms which may be built now or in the .future. They plan to put whew slopping roof.. If they do aJl four classrooms it would leave 28' on the south, and 75' on the north side. John Millar said the situation we are dealing with is in R2 Zone.. It was never given a variance when it was built initially. They should have a 25' set back from ttie property line and the intial building doesn`t have that. It was built around the time of the flood. The high school put the street ih and retained ownership of it and shortly after .that they dedicated it to the city. It was possible that it was built when it'wasn"t even a city street. What. we are looking at is a continuance of the situation that developed before this group did. John said he checked on the other houses on that street and none of them except one .met the set hack requirement. Jir Long said he was concerned if the high school built on the west by the seminary.. ~1r Parker said they're about 150 yards from the high school. He thought they were building on the.. gym. area, toward .the east. Jim Long said he didn't think it would cause a problem unless they made a major development, on the west of the .high school. They discussed the canapy going out' farther that the building. They discussed if it needed a variance where it met the estab'lish~d line. The canapy was discussed because it would be sticking 'out farther than the building. The architect told them they were building it because of t'he slanting roof would cause more ice-and snow .falling for the students to walk through. Glen Pond said it would be hard to meet the parking, .unless you use the school parking. Mr. Parker said the students use .the hig h school parking and just walk over to seminary. .There are nine parking places and that is what they-would need for the teachers, and they would be able to put four more parking paces in. Mi4:e Larsen said he was not convinced that we don't need a variance, because it looks Like it could be defined as an existing line: Mike Larsen made a motion to approve the plans that-had been presented for the extension of the seminary building because they fall within the ordinance as written, % including the canapy and to wave the parking, seconded by Jim Long. .Chuck Frost ~`- said he still had a problem.with the canapy. The chairman ask for a vote. All Aye • 15~f A r6quest for the zone change form commercial to R3 in the 2nd South, between 4th • and 5th West by Brad Chapple. A petition has been circulated and there was no disapproving votes on the petition, excluding the paint shop. He had a map that he had drawn of the area that he showed to the board. They discussed it. A motion v~~as made by Chuck Frost to change the zoning from commercial to R3 up to the property line of the paint shop and if there is any businesses in the area that they be grandfathered until the time the business is sold.
