Business:
1. T~aI`ont Bell-Trailer Court
ter. bell. again appeared before the Board with a sketch of his proposed N~obile
Home Park on 2nd Y~est across from the Ltah Power ancx Light Co. ~f,r:ich is now
zoned R 3. He would need several variances if i.Iie sketch were followed. Isis,
plan does not meet the following minimum, requirements according to the City's'
Mobile Home Ordinance:
1. t~iinimum acreage of 2 acres
2,' Density of g trailers per acre
3. Required setbacks of trailers of 15 ft,
4. Street width f'or guest parkinb --nFeds to be 36'
5. Culdesac of &0' in diameter
6. Storage area
7. Playground--~~' of park area

After discussing these problems with I~.r, Hell he agreed to reduce the nurioer •
of trailer spaces to the 10 I.ud installed and use the other two spaces fot•
playground area. A turn-iz~ and. back-oiit area coi,.ld. be utilized rat the end of t
the Court's street but it was noted that it was not the regL,.i.red. culdesac.
it was further suggested that i~Ir. Be]_.l widen the street to 36' frem the ?ell

- required storage area. Ghe Board unanimously felt that !°ir. dell needed to ha~~e
his plans drawn to scale and measurerrients sYzown and to include the plot plan
requirements of the ~:obile Dome Grdinance, page 6-7.
~Tood ~~1i11er made a motion that ,~r. Be]_1 be required to meet the requirements
of the T~~obile Home Ordinance, for if the Board recommended anything less, it
would be poor planning. Jirz Iieller• seconded tI'ie motion ar_d it passed unanimeusly.
2. John Bell-Bonneville 6i~est
2~:r. dell presented the plot plans for the ccnstrizction of 12 carports at
Park:Plaee Condominiums. He stated Bruce Hoff qf. t'~?e Association had asked
him to submit them. He further stated he could crJ_y answer q.~a.esticn.s cancerning
the construction of the carports since he was nat involved in tlae feasibility of
the project. He did say .that the carport oatterr_ had been laved out by others
using rocks and.. he was told the building would. be adequate.
The Board questioned the whole project on the grounds there was not encu.gh
.room to park 2 cars either diagonally or straight-in ':.~etween the proposed posts,
separating each bay of 20' x 20'.

posts used between the bays. The question was also raised =i.f the carports coti_c

3. Townhouses- 3rd East and Ricks Ave.
iUlr. Eames and r. Lee Caere present to propose a townhouse development or. ~ corner
lot (115 ' x 1b5') on 3rd east ar~d ~^~i.cks Ave. 'T'hey plan to sell. land; ~?ouse,
and garage to each bu.ver. They ~~ropose 3--1~ story, 2 bedroom u:lits facing
I~i.cks Ave, with 2-car garages; ~--~ story, 3 bedroom units facing 3rd ;past vrith
unfin1.shed basements .
Tt was_ noted that they ~•,~ere short on parking (4-ilex need: 5) and short on
minimum lot area required. The Board su~::~gested that since tine sketch was still
in the planning stage that the developers sleet wits Nile Frown or. requirements
for a building pexmit, in particular if a ~ story u.nz.t cou]~d be in it2 zone and
also to check the 7onirig Grdirance Tor other reGuiremerxts in ~~.~: zone.
The Board tabled the matter until Fames and Lee wou.'_d snake the necessary changes
and come back to our next meeting with the revised p_l~ars,
