Hey, sorry. I was just informed that the developer submitted the above image in
his packet, so the city legally had to include it. It is NOT CORRECT.
Tonight is not about an approval for a plat map, rather strictly about ZONING.
The city planners must be included at a future date to design a plat map after
the zoning is determined.
I spoke with Alan Parkinson just now. He said the LDR3 line must stay
consistent with the Meadows.
He also said the property must connect to the Meadows and Twisted Willow.
The developer has requested about 5 acres for LDR3 and about 10 acres for
LDR2.
Also, here is an adjustment to what I sent previously:
LDR1= 4 homes per acre
LDR2= 6 homes per acre
LDR3= 10 homes per acre
RR2= 2 homes per acres

Correct me if I am wrong, but I thought the developer was asking for 10 acres of
LDR2 and 5 acres of LDR3 (which in my opinion is a HUGE jump from RR1).

If you go to the city's website and click on the Interactive Agenda you will see a
hyperlink under item #5. If you click you can see a plat map with suggested
housing units. To me, the acres and lots on this map do not line up with 10
acres of LDR2 and 5 acres of LDR3.

Also, I find it interesting that there is no Meadows access on this suggested
plot map. I believe it is only a "suggested" map.
Would the developer have the ability to open up the Meadows to Twisted
Willow in the future?
I am strongly aposed to 96+ homes accessing Twisted Willow and would be
extremely angry if the Meadows would be added to that egress.

don't think it will apply here, but at the P&Z/Council work meeting on April 1, there
was a discussion about moving LDR3 into the same comprehensive plan designation
as LDR2 and LDR1. That would make it even more difficult to deny a proposal like this
one in the future. Bryanna was opposed to that but it didn't seem like anyone else was
worried about it.Watch for that on an upcoming meeting agenda if you care. I don't
know if there would be a hearing but we could write the council to let them know.
Also, the City Council is asked to approve the newest appointment to the planning and
zoning commission tomorrow. It's Rick Robinson, a realtor with two70. Bryanna texted
the mayor to say she didn't want another realtor or developer to be appointed but never
heard anything until the agenda posted yesterday. That's another thing you could quote
the council and mayor about if you think you'd like to.

planning&zoning commission will consider a proposal from Marco Diaz to rezone
John L. Steiner's property from RR2 to LDR2 & LDR3. This is similar to the proposal
from Mr. Diaz to change the eastern part of the Birch Property from RR2 to LDR2 &
LDR3. In that case the Planning&Zoning commission approved the proposal but the
City Council did not approve it. In the end the Birch Property was changed from RR2 to
LDR2.
We need to have some people to show up on Thursday at the public hearing to express
opposition to the proposal. I believe it would be unwise to have anymore LDR3 in this
area.

The city is trying to change the comprehensive plan for our neighborhood from Low
Residential to Intermediate Residential. Marco Diaz is the developer requesting the
Comprehensive Plan Change, AND a rezoning change from LDR1 & LDR2 to LDR2 &
LDR3. The weird thing is that the zoning change does not require a change in the

comprehensive plan! Changing the comprehensive plan means even higher density
zoning will be allowed!
Marco Diaz already bought property near the temple and is planning on
townhomes there, which would also be allowed on the horse pasture, if the
rezoning is approved. (see attached)
The city seems to be "fast tracking" this change, because they have an approval of
the change scheduled for tomorrow's city council meeting.
Please consider coming to the public hearing tonight at 6:30 PM!
