Thank you, we have received the plat.
All,
We have not yet received the CC&Rs, PUD Narrative, or PUD Points calculations. Without the
additional documents, the plat will not be approved. To avoid additional review fees, I will wait
to assign the reviews until we have received the additional documentation.
I also noticed that the plat does not have PUD or Planned Unit Development in the title –
which is something we typically see for a PUD. You’re welcome to make that correction and
resubmit without incurring additional fees.

Spencer,
After meeting with the Zoning Administrator and Legal, it was determined that it is the
City’s policy that when the majority of an approved and accepted plat is being replatted or
amended, any existing, previously dedicated right-of-way or easement located within the
boundaries of that plat must be included in the boundaries of the replat or amendment.
The inclusion of these right-of-ways is required regardless of whether the applicant is
proposing changes to the right-of-way itself. A right-of-way is vacated and rededicated only
when the applicant intends to remove, modify, or relocate it.
This policy ensures that right-of-ways and easements are accurately documented in land
records and provides consistency and clarity for property owners, developers, and future
title reviews.
