approved for 42 condominium units.

spring of 2025 from Medium Density
Residential 1 (MDR1) to Medium
Density Residential 2 (MDR2) to

and Thomson Farms and consists of
approximately 2.59 acres.
• Pending public testimony, Staff asks
that the Planning & Zoning
Commission consider recommending
that City Council approves the

Project Description
The applicant is requesting to amend the Yellowstone Heights Condominium Development plat
to increase the number of condominium units from 42 to 48. The total area of the plat is
approximately 2.59 acres.
The property is zoned as Medium Density Residential 2 (MDR2). The Comprehensive Plan
designation is Intermediate Residential.
The current zoning of Medium Density Residential 2 (MDR1) allows for a maximum density of 20
units per acre, consisting of attached single-family homes, multi-family, or a dormitory with a
Conditional Use Permit (CUP).
The current Comprehensive Plan designation and zone support the request to increase the
number of condominium units from 42 to 48.

Considerations for Approval
In evaluating requests for subdivisions, the Commission shall consider the following:

2. A change in circulation patterns on or around the property.

4. A change in the density of people on site.
5. Expansion of the hours of operation.
6. Any increased environmental impact, such as noise or air pollutions; offensive odors;
excessive illumination or glare, etc.
