I am the Broker and co-owner of Real Estate Two70, working daily in the Rexburg housing market with local residents, families, employers, and individuals relocating to our community. I am writing in strong support of the proposed Comprehensive Plan Map Amendment and rezone for the property located at approximately 204 S 5th W. Rexburg continues to experience a clear and well-documented need for additional housing options that are attainable for working families,young professionals, and long-term residents who wish to remain in the community. From a market perspective, projects that responsibly increase housing supply within the city, in locations already served by infrastructure and transportation, are essential to maintaining housing stability and long-term affordability. The subject property is particularly well-suited for this request. Its location along an established collector corridor, proximity to services, and surrounding pattern of development make it a logical and appropriate place for a modest increase in residential intensity. In my professional opinion, the proposed designation reflects the highest and best use of the site and aligns with how this area of the city is already evolving. What is especially important, in myview, is that this type of project offers an opportunity to thoughtfully introduce additional housing while still respecting the character of the surrounding neighborhood. With intentional design, clear operational standards, and attention to transitions at the edges of the site, development here can serve both future residents and existing neighbors well. This is not an either-or proposition, but an opportunity to do both. As the Commission evaluates this request, I encourage continued emphasis on quality site planning, safe pedestrian and vehicular circulation, appropriate buffering where the project interfaces with nearby homes, and clear expectations for long-term property management.When those elements are addressed, projects like this tend to become stable, well-integrated additions to the community rather than sources of ongoing concern. I also want to be clear for the record that I have no ownership interest, financial stake, or compensation arrangement related to this project.While I do know Walter Loya personally, my support is offered solely in my capacity as a local broker who works daily in this market and sees firsthand the need for additional, well-located housing in Rexburg.
