I oppose the rezoning. The intersection of 5th West and Henderson faces congestion during peak traffic times incident to cars turning left in opposite directions (due to the high zoning apartments already there). Increasing zoning at 204 S would mean higher density zoning on both sides of the street, possibly necessitating traffic control interventions there to make turning possible. 5th West is also a major street for elementary students not eligible for the bus. This sidewalk already experiences high pedestrian traffic during elementary school times, sometimes pushing bikes and pedestrians into the street. Higher density builds at 204 S would pose a risk to pedestrians with more cars going in and out. Additional concerns include setting a precedent for higher density rezoning on a busy street, decreasing property values in key Rexburg neighborhoods, and additional traffic complications on an already suboptimal street. hope some of these concerns might be weighed during the public hearing tomorrow.
