We won't be able to attend the meeting on Thursday January 8th where you will be discussing
changing the Comprehensive Plan for the area south of Willowbrook and the Meadows --
North of Rexburg Motor Sports - but we want to express our opposition to such a change for
the following reasons:
1. It has been noted time and again that the two access points to get across Highway 20 are
already full. To add as many as 300 or more new units to the already approved building that is
being done in Summerfield and the new housing going up just west of 12th west running along
highway 33 and with the approval of a new charter school is absolutely ridiculous. You should
first plan and build another access point before adding more traffic. Lets also not forget that
Builders First Source has bought the Iron Horse property - that will also bring in a great deal
of traffic. If you are considering that "more dwellings" means "more money" for transportation
improvement, your thinking is very very wrong. It doesn't even make sense to create a bigger
problem just so you can try to fix that bigger problem. Besides, even though you may get
money from the developer for roads - in the long run you will have more people on those
roads and you will need more money still to maintain those roads.
2. The Comprehensive plan is just a few years old. Much money, time and public input was
given to make that plan. A professional company was hired to help develop that plan - a
company that specializes in these things... Are you willing to just waste that money and the
public input that went into developing this recent plan and immediately make changes just
because someone new is throwing money at the city. Lets have some solidarity with city
planners, citizens and zoning committee and not change a "Comprehensive Plan" piece by
piece as if it means nothing at all.
3. We just went through this last month - you voted to change the comprehensive plan on the
Diaz developer - just a few hundred yards north of this current new proposal - and the city
council unanimously overturned your proposal. Lets not waste more time - yours, the city
councils, and the public, debating things that have already been settled by the Comprehensive
Plan.

Subject: Against the proposal to change zoning on east side of 12th west
Please know we are very much against the rezoning of the property located at
approximately 301 South 12th west from LDR1 and LDR 2 to LDR 2 and LDR3. This
seems to come up every couple of years and appears to be more about money and not
about current residents or a solid vision of the impact this will make on the area.
First of all I would question, “what has changed since the last time this came up and
was not approved?” The same issues that were the cause and reason for not
approving this the last time still exist. Please review those minutes from that meeting.
As residents of the area we have sought to keep a portion of what has made Rexburg a
desirable place to live, which is a country small town feel and experience that
currently exists. When you completely build through all of that, you loose what is
exactly drawing people to our town. We recognize growth has come and will continue
to come – but as a zoning committee you get to decide what kind of experience both
new and existing residents can have in Rexburg. We ask that you spread the high
density growth to all parts of the city – East, North and South. This is not currently the
case.
There was almost no resistance to the charter school that was approved for this area,
because we as current residents we do recognize the need for growth and education.
But why would you now increase the traffic around that school and 12th west which is
already becoming congested. The single family dwelling feel of the area is appropriate
for all that has already happened in this part of town.
We have number of Town Homes in Summerfield and many more that are being built
just off the corner of 12th west and highway 33. North of 33 there is nothing like this…
Why do you feel you need to put all of the town homes in one place – when there are
many long time residents you are pushing out of the lifestyle they have chosen for
many years.
You are trying to crowd to much to quick and you will lose everything this area has
offered over the years. Are you more interested in money and future residents or do
long time residents no longer have a say in this town and the area in which we live.
There is absolutely no need to change the current zoning.
