FOR VALUE RECEIVED, Neal Harris as Trustee of The Harris Family Trust, dated
January 29, 1982 ("Grantor"), hereby grants, bargains, sells, and conveys unto North Rexburg
Commercial Property, LLC, an Idaho limited liability company, whose current mailing address is
1568 E. 17t" Street, Idaho Falls, ID 83404 ("Grantee"), the following described real property,
located in Madison County, Idaho (the "Property"):
See Exhibit A attached hereto and incorporated herein by this reference.
TOGETHER WITH all improvements thereon and all tenements, hereditaments and
appurtenances belonging to, or in any way appertaining to, the Property.
TO HAVE AND TO HOLD the Property unto Grantee and Grantee's successors and
assigns forever. Grantor covenants to Grantee that Grantor owns the Property in fee simple; that
the Property is free from all encumbrances made, done or suffered by Grantor except (a) matters
of record or appearing from a careful survey or inspection of the Property, (b) real property taxes
and assessments for the current year that are not yet due and payable and (c) matters made, done
or suffered by Grantee; and that Grantor will warrant and defend Grantee's quiet and peaceful
possession of the Property against all other lawful claims whatsoever arising by or through
Grantor, but not otherwise.
