ordinances, amendments thereto, and repeal of ordinances affecting zoning, planning, and building
within the City of Rexburg”
Summary of Information to consider with this request:
• The lots being adjusted are currently vacant.
• The property is located along the canal that is the north border of Summerfield. The
amendment is to adjust the depth of the northernmost five lots to allow the canal
easement to be unimpeded.
• Pending public testimony, Staff asks that the Planning & Zoning Commission consider
recommending that City Council approves the application.

Project Description
The applicant is requesting to amend the original plat to decrease the depth of the five (5) lots
along the canal by approximately fifteen (15’) feet to accommodate the adjacent canal
easement. This adjustment will prevent easement issues between future owners and the canal
and makes the Summerfield Division 10, Summerfield Division 11, Summerfield Division 12, and
Summerfield Division 13 borders consistent.
The property is zoned as Low Density Residential 2 (LDR2). The Comprehensive Plan
designation is Low Residential.
The current zoning of Low Density Residential 2 (LDR2) allows for a maximum density of six (6)
units per acre, consisting of detached single-family homes, or a maximum of two (2) attached
single-family homes (a duplex or twin home). The modified lots meet the minimum square
footage requirements of the zone.

Considerations for Approval
In evaluating requests for subdivisions, the Commission shall consider the following:

3. The request's conformance with applicable ordinances.
Land use impacts that may need to be mitigated by conditions include the following:
1. An increase in daily or peak hour traffic.
2. A change in circulation patterns on or around the property.
3. A significant increase in the demand for parking.
4. A change in the density of people on site.
5. Expansion of the hours of operation.
6. Any increased environmental impact, such as noise or air pollutions; offensive odors;
excessive illumination or glare, etc.
