Project Description
The applicant is requesting to subdivide approximately 1.91 acres into 56 townhome lots with a
common area lot.
The property is zoned as High Density Residential 1 (HDR1). The Comprehensive Plan
designation is High Residential.
The current zoning of High Density Residential 1 (HDR1) allows for a maximum density of 30
units per acre, consisting of attached single-family homes, multi-family, or a dormitory with a
Conditional Use Permit (CUP).

Considerations for Approval
In evaluating requests for subdivisions, the Commission shall consider the following:

3. The request's conformance with applicable ordinances.

2. A change in circulation patterns on or around the property.

excessive illumination or glare, etc.
