As we discussed, I mistakenly wrote that we are seeking to rezone to and LDR2 instead we are looking to rezone to LDR3 (10 units /acre) with a PUD (additional 3 units/acre) for a total of 13 units/acre for a max density of 152 unit and we are seeking 135 units. In the application questions, you responded that you are planning 132 townhome lots. Townhomes are not allowed in the LDR2 zone, and the maximum density is 6 units per acre. Rexburg’s Low Density Residential 3 (LDR3) zone does allow townhomes with a maximum density of 10 units per acre. An approved Planned Unit Development (PUD) may increase the density to 8 units per acre in a LDR2 zone, or 13 units per acre in a LDR3 zone. Will you be applying for a PUD to increase the density? Please let me know if the incorrect zone was applied for, the correct zone, and if you intend to apply for a PUD in the future.
