Framing Notes:
1. Provide a minimum 18 inch clearance for wood joists and 12 inches clearance for wood girders in the crawlspace unless proper
redwood or pressure treated wood is specified.
2. All lumber in contact with concrete or masonry including ledgers and furring walls must be preservatively treated or foundation-
grade redwood.
3. Provide ½" airspace at tops, sides and ends of girders entering exterior concrete or masonry walls unless woods resistant to
decay are used.
4. No wood shall be nearer than 8 inches to earth unless separated by concrete at least 3 inches in thickness with an impervious
membrane installed between the earth and the concrete. This includes decks and siding.
5. Fasteners for preservative-treated and fire-retardant-treated wood shall be of hot-dipped zinc-coated galvanized steel, stainless
steel, silicon bronze or copper. Fastenings for wood foundations shall be as required in AF&PA Technical Report No. 7. IBC.
6. Accessible below-floor areas shall be provided with a minimum 18" x 24" access opening. For access to mechanical equipment
in these areas see IRC.
7. Provide a minimum 22" x 30" attic access in a hallway or other readily accessible location. See M1305.1.3 for access to furnaces
and other mech. equipment in attics.
8. Provide double joists under bearing partitions which are parallel to floor joists.
9. Provide solid blocking at bearing points on floor joists or rafters.
10. Provide minimum of 2 inch thick redwood planks for deck if deck joist spacing is 16" on center or greater. Nominal 1" thick
planking shall not be used where deck joists are spaced greater than 12" on center.
11. Provide 24-inch on-center blocking for vertical siding.
12. Provide T&G underlay-grade plywood and nailing schedule for subfloor if there is not additional particleboard.
13. Show exterior grade plywood or other approved exterior materials for soffits.
14. Provide roof sheathing rating and nailing schedule as per engineering design, or minimum 5/8”, 40/20 rating if no professional
design is provided.
15. Fire block stud spaces at soffits, floor and ceiling joist lines, at 10 ft vertically and horizontally, and at openings between attic
spaces and chimney spaces for factory-built chimneys, and at any other locations not specifically mentioned which could afford
passage for flames.

17. Where fire sprinklers are required by IRC regulations, City Ordinances, or property covenants, conditions or restrictions, all
Townhouses as defined by the International Residential Code will be built to NFPA 13 or 13R. One- and two-family dwellings will
be as follows:
18. Special inspection is required for field welding for all structural connections.
19. Steel lintels shall be shop coated with a rust inhibitive paint, except for lintels made of corrosion-resistant steel.
20. Support of masonry veneer by roof construction shall be per section.
Stairway/Handrailing/Guardrailing Notes:
All stairs,stairways, handrailings and guardrailings (guards) shall comply with IRC and State amendments. Items 1 through 10 are
not inclusive of all stairs, stairways, handrailing and guardrailing requirements.
1. Stairways shall not be less than 36 inches in clear width at all points above the permitted handrail height. Handrails shall
not project more than 4.5 inches on either side.
2. The tops of handrails shall be placed between 34 inches and 38 inches above the nosing of the treads. They shall be
continuous the full length of the stairs. Ends shall be returned or shall terminate in newel posts or safety terminals. The
handgrip portion of handrails shall be not less than 1-1/4 inches nor more than 2-5/8 inches in cross-sectional dimension or
the shape shall provide an equivalent gripping surface. Handrails projecting from a wall shall have a space of not less than
1.5 inches between the wall and the handrail.
3. All unenclosed floor and roof openings, open and glazed sides of landings and stairs, balconies and porches more than 30
inches above grade, and roofs used for other than service of the building shall be protected by a guard (aka “Guardrail”).
Guards shall not be less than 36 inches in height. Open guards shall have intermediate rails or an ornamental pattern such t
hat no sphere 4 inches in diameter can pass through.
4. The minimum headroom in all parts of a stairway shall not be less than 6'-8" measured vertically from the sloped plane
adjoining the tread nosing or from the floor surface of the landing or platform.
5. Stairway risers shall not exceed 8 inches and tread shall not be less than 9 inches. State Amendment to the IRC. If open
risers are provided, the openings shall be less than 4”.
6. Stair tread nosing: The radius of curvature at the leading edge of the tread shall be no greater than 9/16 inch (914.3 mm). A
nosing not less than ¾ inch (19 mm) but not more than 1 ¼ inches (32 mm) shall be provided on stairways with solid risers.
The greatest nosing projection shall not exceed the smallest nosing projection by more than 3/8 inch (9.5 mm) between two
stories, including the nosing at the level of floors and landings. Beveling of nosing shall not exceed ½ inch (12.7 mm).
Risers shall be vertical or sloped from the underside of the leading edge of the tread above at an angle not more than 30
degrees (0.51 rad) from the vertical. Open risers are permitted, provided that the opening between treads does not permit
the passage of a 4 inch (102 mm) diameter sphere. (Utah State amendment) Exceptions.
A. A nosing is not required where the tread depth is a minimum of 10 inches (254 mm).
B. The opening between adjacent treads is not limited on stairs with a total rise of 30 inches (762 mm) or less. Note: This
means that concrete stairs, without nosings, must have a tread depth of 10 inches.
7. Landings shall have a minimum dimension measured in the direction of travel of 36 inches.
8. Show ½" gypsum board on walls and soffits under a stairway with enclosed accessible space.
9. Winder treads shall have a minimum tread depth of 10 inches (254 mm) measured as above at a point 12 inches (305 mm)
from the side where the treads are narrower.Winder treads shall have a minimum tread depth of 6 inches (152 mm) at any
point. Within any flight of stairs, the largest winder tread depth at the 12 inch (305 mm) walk line shall not exceed the
smallest by more than 3/8 inch (9.5 mm).

spaces and chimney spaces for factory-built chimneys, and at any other locations not specifically mentioned which could
afford passage for flames.
Fireplace Notes:
1. Masonry Fireplaces: Combustible material shall not be placed within 2 inches of fireplace smoke chamber or chimney walls.
Combustible material shall not be placed within 6 inches of the fireplace opening. No such combustible material within 12
inches of the fireplace opening shall project more than 1/8" for each 1" distance from such an opening.
2. Masonry Fireplaces: All masonry and concrete chimneys shall be anchored at each floor, ceiling line, or roof line more than 6
feet above grade, EXCEPT where chimney is constructed completely within the exterior walls of the building. Anchorage shall
consist of two 3/16" x 1" steel straps embedded a minimum 12' into the chimney. Straps shall be hooked around the outer bars
and extend 6" beyond the bend. Each strap shall be fastened to a minimum of four floor ceiling or floor joists or rafters with two
½-inch bolts.
3. Chimneys shall extend at least 2 feet higher than any portion of a building within 10 feet, but shall not be less than 3 feet above
the point where the chimney passes through the roof.
4. Decorative shrouds shall not be installed at the termination of factory built chimneys except where the shrouds are listed and l
abeled for use with the specific chimney system and installed according to the manufacturer's instructions.
5. The listing for the fireplaces shown on the plans shall be provided at mechanical inspection.
Plumbing Notes:
1. All plumbing installations shall comply with International Residential Code.
2. Provide location for gas and electrical meters in an area that is protected from snow and ice damage.
3. Provide a floor drain by the water heater. Provide a metal pan under the water heater or steam shower equipment if located on a
wood floor.
4. Provide water closets with a flow rate of not more than 1.6 gallons per flush.
5. Provide showerheads with a flow rate of note more than 2.5 gpm.
6. Provide non-freeze type backflow preventer hose bibs.
7. All plumbing vents through the roof to be minimum 3" pipe.
8. Provide expansion tank on the culinary water system.
9. Hydro-massage whirlpool bathtub electrical equipment shall be accessible without damaging the building structure of building
finish.
10. Showers shall be finished to a height of not less than 72 inches above the floor. Material shall be non-absorbent. Tubs &
Showers with tiled walls require a Portland cement application, fiber-cement or glass mat gypsum backer; green board is no
longer allowed in this application.
11. Provide a floor drain by the water heater. Show a metal pan under the water heater or steam shower equipment if located on a
wood floor.
12. Provide 21" clearance in front of water closet. Show a full 30" wide finished space for water closet.
13. In seismic design categories C, Do, D1 and D2, water heater shall be anchored or strapped in the upper third and lower one-third
of the appliance to resist a horizontal force equal to one third of the operating weight.
14. Water heater shall be anchored or strapped in the upper third of the appliance to resist a horizontal force equal to one third of the
operating weight.
15. Provide expansion tank on the culinary water system.
16. Garage drains shall run to sanitary sewer via a sand and oil separator.
Electrical Notes:
1. All electrical installations shall comply with the 2017 NEC codes if electrical service is applicable.
2. All receptacles serving kitchen countertops, in garages, baths, unfinished basements and outside receptacles shall be GFCI
protected.
3. Lights in closets must comply with the clearance dimensions of 2017 NEC codes.
4. Electrical panels must comply with IRC for 30" by 36" working space and 6'-6" headroom. Show location.
5. Provide smoke detectors conforming to IRC. All levels, all bedrooms, access to all bedrooms and in all rooms with sloped
ceilings next to halls serving bedrooms. All detectors shall be hard-wired, interconnected, and have battery backup. Also, a
smoke detector shall be located in the immediate area outside of each bedroom
6. Provide at least two outside grade level receptacles - one in the front yard and one in the rear yard.
7. All branch circuits that supply 120-volt, single phase, 15 and 20 ampere outlets installed in bedrooms shall be AFCI protected.
8. Carbon Monoxide detectors shall be installed on each habitable level of a dwelling unit equipped with a fuel burning appliance
and shall be interconnected with smoke detectors.
9. Hot tub and spa installations and location shall comply with NEC.
10. Hydro-massage whirlpool bathtub electrical equipment shall be accessible without damaging the building structure of building
finish.
11. Provide a concrete-encased grounding electrode in the footing and foundation.
12. A minimum of 50 percent of the lamps permanently installed lighting fixtures shall be high-efficiency lamps.
13. All 15 and 20 ampere receptacles in every kitchen, family room, dining room, living room, parlor, library, den, sun room,
bedroom, recreation room or similar room or area of dwelling units shall be listed tamper-resistant receptacles.
14. All 125-volt, single phase, 15 or 20 ampere receptacles installed in garages and unfinished laundry areas shall have
ground-fault circuit-interrupter protection for personnel.
15. In the kitchen, a minimum of two 20-ampere small-appliance branch circuits shall serve all wall and floor receptacle outlets.
16. The installation of wiring and equipment associated with swimming pools, hot tubs, spas, etc: the GFCI receptacle that provides
power for the pump and associated equipment shall be 6 to 10 feet from the inside wall of pool. One general purpose GFCI
outlet shall be between 6 and 20 feet from pool.
17. Where a fuel burning appliance is located within a bedroom or its attached bathroom a carbon monoxide alarm shall be installed
within the bedroom.
18. 2017 NEC allows branch circuit supplying the receptacle in a garage to supply outlets outside of the garage.
Mechanical Notes:
1. All mechanical installations shall comply with the International Residential Code and International Fuel Gas Code.
2. Provide a comfort heating system capable of maintaining 68" F at a point 36 inches above the floor in all rooms.
Generally equipment cannot be installed in sleeping rooms or bathrooms.
3. Provide combustion air for all fuel-burning appliances at a minimum rate of 1 sq inch per 3000 Btu/hour input.
The one opening must be in the top 12 inches of the room. Show minimum 1 inch clearance around equipment
at sides and rear of the appliance. Show minimum 6 inch clearance in front of the appliance.
4. Gas logs and each gas appliance shall have a shut-off valve within 6 feet of the appliance.
5. Fuel-burning appliances, including fireplaces, are not permitted to be installed in sleeping rooms, bathrooms, or
toilet rooms unless the appliances are Direct Vent appliances. See IRC for more information and the list of
exceptions.
6. Fuel-fired water heaters shall not be installed in a room used as a storage closet. Non-direct-vent water heaters
located in a bedroom or bathroom shall be installed in a sealed enclosure so that combustion air will not be taken
from the living space.
7. Appliances having an ignition source shall be elevated such that the source of ignition is not less than 18 inches
above the floor in garages. Rooms or spaces that are not part of the living space of a dwelling unit and that
communicate with a private garage through openings shall be considered to be part of the garage.
8. Appliances located in a garage or carport shall be protected from impact by automobiles.
9. Submit layout plans, design calculations, and product specifications for the radiant heat system. No snow melt
tubing or mesh is permitted in the public right-of-way without a separate permit from the City Engineer.
10. Insulate heating trunk and branch supply ducts in unfinished areas, crawl spaces, attics, unheated garages, etc.
11. Insulated heat ducts (supply-air) located in unconditioned spaces (attics & crawl spaces) are required to have a
minimum R-value of R-11.
12. Vent the dryer to the outside. Maximum length of the duct with two 90-degree elbows is 15 feet. Provide makeup
air to laundry room.
13. If gas pipe system is over 4 ounces pressure provide a gas piping schematic for the system. Clearly identify the
operating pressure, type of piping material, size of the gas pipe, lengths of the piping runs, capacity of each
appliance in Btu’s/hour or cubic feet of gas per hour, identify the brand and location of each regulator, and
venting of each regulator.
14. Room and areas requiring mechanical ventilation other than bathrooms provide an approved mechanical
ventilation system capable of producing 0.35 air changes per hour.
15. Bathrooms requiring fans, provide mechanical ventilation system capable of producing 50 cfm for intermittent
operation or 20 cfm for continuous operation. Ventilation air shall be exhausted directly to the outside.
16. Natural gas service lines shall be no less than 1 inch (25 mm) in diameter.
17. Range hoods that are capable of exhausting air to the outside in excess of 400 CFM require make up air.
18. Install all fuel burning equipment per Mechanical Code.
Gas Piping:
1. Gas piping plan shall be on site for gas line and meter inspection.
2. PROHIBITED LOCATIONS: Gas piping shall not be installed in or through a ducted supply, return, exhaust, clothes chute,
chimney, dumbwaiter or elevator shaft. Gas piping installed downstream of the point of delivery shall not extend through any
townhouse unit other than the unit served by such piping.
3. Gas piping shall not penetrate building foundation walls at any point below grade.
4. Appliances shall not be located in sleeping rooms, bathrooms, toilet rooms, storage rooms or a space that opens into such
rooms. See this reference for exceptions.
5. Gas piping installed underground beneath buildings is prohibited expect where the piping is encased in a conduit. Such conduit
shall extend not less than 4" outside the building, shall be vented above grade to the outdoors and shall be installed so as to
prevent the entrance of water or insects.
6. Gas logs and each gas appliance shall have a shut-off valve within 6 feet of the appliance.
7. If gas pipe system is over 4 ounces pressure provide a gas piping schematic for the system. Clearly identify the operating
pressure, type of piping material, size of the gas pipe, lengths of the piping runs, capacity of each appliance in Btu’s/hour or
cubic feet of gas per hour, identify the brand and location of each regulator, and venting of each regulator.
8. Natural gas service lines shall be no less than 1 inch (25 mm) in diameter.
9. Provide location for gas and electrical meters in an area that is protected from snow and ice damage.
Architectural Notes:
1. All work shall comply with the International Residential Code. Structural shall comply with International Building Code.
2. All submittals and changes to plans shall be approved by the architect prior to being submitted to the building official for
approval. Engineer to approve all structural changes. Deferred Submittals must be approved by the design professional.
3. All habitable rooms, except kitchens, are to have an area of not less than 70 sq ft with a minimum of 7 ft in any dimension.
4. Habitable rooms, hallways, corridors, laundry rooms and basements shall have a ceiling height of not less than 7 feet
measured from finished floor to finished ceiling, bathrooms can be at 6’8”. Not more than 50% of the required floor area is
permitted to have a sloped ceiling less than 7 feet with no portion of the required floor area less than 5 ft in height.
5. Minimum window area shall equal not less than 8% of the floor area of the room unless artificial light is provided capable of
producing an average illumination of 6 footcandles over the area of the room at a height of 30 inches.
6. Provide emergency egress for basements with habitable space and each sleeping room: an exterior door or window with a
finished sill height within 44" of the floor, minimum net clear openable area of 5.7 sq ft, minimum net clear openable width of
20" and minimum net clear openable height of 24". Grade floor openings may have a minimum net clear opening of 5 sq ft.
7. Show that window wells will provide a minimum net clear opening of 9 sq ft with a minimum dimension of 36 inches. Show a
permanent ladder if window well is more than 44 inches deep.
8. Required windows shall open directly onto a public street, public alley, yard or court.
9. Window sills in dwelling units, where the opening of an operable window is located more than 72 inches (1829 mm) above the
finished grade or surface below, the lowest part of the clear opening of the window shall be a minimum of 24 inches (610 mm)
above the finished floor of the room in which the window is located. Glazing between the floor and 24 inches (610 mm) shall be
fixed or have openings through which a 4-inch-diameter (102 mm) sphere cannot pass.
10. Natural ventilation equaling 4% of the floor area shall be through windows, doors, louvers or other approved openings to the
outdoors unless an approved mechanical ventilation system is provided capable of producing 0.35 air changes per hour in the
room or a whole-house mechanical ventilation system is installed.
11. Glazing used in doors and panels of showers and bathtub enclosures and walls enclosing these compartments shall be
tempered.
12. Showers shall have doors sized to provide a minimum of 22" inch net clear opening.
13. Tempered glass shall be provided in: Frameless glass doors, glass in doors, glass within a 24" arch of doors, glazing less
than 60" above a walking surface that is within 5 ft of stairs, or glazing within 5 ft of spas or pools, certain fixed glass panels,
and similar glazed openings subject to human impact.
14. Provide not less than 5/8 inch gypsum board on the garage side of the wall and ceiling separating a garage and a dwelling.
Where the separation is a floor-ceiling assembly, the structure supporting the separation shall be protected with not less than
5/8 inch type X gypsum board on the ceiling.
15. Openings from a private garage directly into a room used for sleeping purposes shall not be permitted Other openings b
etween the garage and residence shall be equipped with solid wood doors not less than 13/8 inches (35 mm) in thickness,
solid or honeycomb core steel doors not less than 13/8 inches (35 mm) thick, or 20-minute fire-rated doors.
16. Garage attic access doors shall be 20 minute labeled or of equivalent construction.
17. Automatic garage door openers , if provided, shall be tested in accordance with UL325.
18. Provide listing (approval) number for fireplace stove, fireplace insert, or shower steamer appliance.
19. Provide 30# interlayment between courses of shakes. Show roof valley flashing minimum 28 galvanized sheet gauge
corrosion-resistant metal extending at least 11 inches from centerline each way. Show ice shield extending from the eaves to
a point at least 24 inches inside the exterior wall line.
20. Composition shingles shall not be installed on roofs having a slope less than 4 to 12 unless double underlayment is installed in
accordance with IRC.
21. Asphalt shingle, clay and concrete tile, metal shingle, mineral-surfaced roll roofing, slate and slate-type shingle, wood shingle,
and wood shake roof materials require an ice barrier that extends from the edge of the eaves to a point not less than 24 inches
inside the exterior wall line of the building.
22. Provide exterior grade plywood or other approved exterior materials for soffits.
23. Provide a minimum 4-mil polyethylene vapor retarder over insulation on exterior walls and roof ceilings.
24. Exterior walls shall provide the building with a weather-resistive exterior wall envelope. Provide weather-resistive barrier
flashing details for windows, door and other openings in the building envelope, include manufacturer’s installation instructions.
25. The interior shaft of elevators to have 5/8” type “X” drywall.
26. Private residence elevators and limited use lifts shall comply with ASME17.1 and ASME 18.1.
27. Inspections are required for all stucco and EIFS systems. Provide product specifications and ICBO Evaluation Report (or
equal) for any stucco or EIFS system used.
28. Snow shedding: If the setback from any property line is less than 10 feet, or if snow shedding occurs over any exit door, site
plans and building designs shall resolve snow release issues to the satisfaction of the Chief Building Official. Solutions must
minimize the impacts of snow shedding on adjacent properties and/or improvements.
29. Exterior siding shall comply with IRC
30. Flashing shall be installed in such a manner so as to prevent moisture from entering the wall or to redirect it to the exterior.
Flashing shall be installed at the perimeters of exterior door and window assemblies, penetrations and terminations of exterior
wall assemblies, exterior wall intersections with roofs, chimneys, porches, decks, balconies and similar projections and at built-
in gutters and similar locations where moisture could enter the wall. Flashing with projecting flanges shall be installed on both
sides and the ends of copings, under sills and continuously above projecting trim.
31. Stone veneer units not exceeding 10 inches (254 mm) in thickness shall be anchored directly to masonry, concrete or to stud c
onstruction by one of the following methods:
a. With concrete or masonry backing, anchor ties shall be not less than 0.1055-inch (2.68 mm) corrosion-resistant wire, or
approved equal, formed beyond the base of the backing. The legs of the loops shall be not less than 6 inches (152 mm) in
length bent at right angles and laid in the mortar joint, and spaced so that the eyes or loops are 12 inches (305 mm) maximum
on center (o.c.) in both directions. There shall be provided not less than a 0.1055-inch (2.68 mm) corrosion-resistant wire tie,
or approved equal, threaded through the exposed loops for every 2 square feet (0.2m2) of stone veneer. This tie shall be a
loop having legs not less than 15 inches (381 mm) in length bent so that it will lie in the stone veneer mortar joint. The last 2
inches (51 mm) of each wire leg shall have a right-angle bend. One-inch (25 mm) minimum thickness of cement grout shall be
placed between the backing and the stone veneer.
b. With stud backing, a 2-inch by 2-inch (51 by 51 mm) 0.0625-inch (1.59 mm) corrosion-resistant wire mesh with two layers of
water-resistive barrier in accordance with Section 1404.2 shall be applied directly to wood studs spaced a maximum of 16
inches (406 mm) o.c. On studs, the mesh shall be attached with 2-inch-long (51 mm) corrosion-resistant steel wire furring nails
at 4 inches (102 mm) o.c. providing a minimum 1.125-inch (29 mm) penetration into each stud and with 8d common nails at 8
inches (203 mm) o.c. into top and bottom plates or with equivalent wire ties. There shall be not less than a 0.1055-inch (2.68
mm) corrosion-resistant wire, or
32. N/A.
33. Special inspection is required for field welding and high strength bolting. IBC.
34. A permanent certificate shall be posted on or in the electrical distribution panel listing the predominant R-values of insulation
installed in or on ceiling /roof, walls, foundation, (slab, basement wall, crawlspace wall and /or floor) and ducts outside the
conditioned spaces; U-factors of windows, and the solar heat gain coefficient of windows. The type and efficiency of heating,
cooling and service water heating equipment shall also be listed. Note: The listing will not allow you to drill or modify the panel
or cover in any way to accomplish this.
Ventilation:
1. Provide crawlspace / underfloor ventilation: Minimum 1 sq ft for each 150 sq ft of underfloor area, or 1:1,500 if 4 mil
visqueen is provided on the ground. Vents to be arranged to provide cross-ventilation on at least two opposing
sides.
2. Provide cross ventilation for enclosed attics and spaces between rafters for each separate space. Ventilating
openings shall be protected against the entrance of rain or snow. The total net free ventilating area shall not be l
ess than 1 to 150 of the area of the space ventilated. This may be reduced to not less than 1 to 300 if: (1)
openings are provided in the upper and lower portions of the ventilated space, OR, (2) a 1 perm vapor barrier is i
nstalled on the warm side of the ceiling.
3. Unventilated areas of roof require an approved insulation system. Submit insulation system for approval by building
official prior to insualting.
4. Unvented conditioned attic assemblies shall comply with IRC.
5. The openable window area in bathrooms, water closet compartments, and other similar rooms shall not be less
than 1-1/2 sq ft unless a mechanical ventilation system capable of producing 50 cfm for intermittent operation or 20
cfm for continuous operation is provided. Ventilation air shall be exhausted directly to the outside.
Site Plan Notes:
1. All surface water shall drain away from the house at all points. Direct the drainage water to the street or to an
approved drainage course but not onto neighboring properties. The grade shall fall a minimum of 6 inches within the
f irst 10 ft.
2. Finish grade cuts and fills that have a slope greater that 2:1 require a soils report.
3. All retaining walls are required to be engineered.
4. Retaining walls (greater than 4' or supporting a surcharge) require a separate permit. Separate plans, specifications
and applications are to be submitted and reviewed prior to issuance of these permits.
5. Provide a special inspection for soil compaction.

FOUNDATION DRAIN INSTALLATION INSTRUCTIONS
1. The underdrain system should consist of a perforated pipe installed in a freedraining
gravel filled trench around the perimeter of the below grade floor
portion of the building.
2. The flow line of the pipe should be placed at least 18 inches below the
finished floor level and should slope to a sump or outlet where water can be
removed by pumping or by gravity flow.
3. If placing the gravel and drain pipe requires excavation below the bearing level
of the footing, the excavation for the drain pipe and gravel should have a
slope no steeper than 1 horizontal to 1 vertical away from the edge of the
footing to avoid disturbing the soil below the footing.
4. A filter fabric should be placed between the natural soil and the drain gravel.
This will help reduce the potential for fine-grained materials filling in the void
spaces of the gravel.
5. The subgrade floor slab should have at least 6 inches of free draining gravel
placed below it and the under slab gravel should connect to the perimeter
drain.
6. Consideration should be given to installing cleanouts to allow access into the
perimeter drain, should cleaning of the pipe be required in the future.
