Note A. In earlier meetings with the city when we
discussed the lot split Stephen Zollinger required we sign
a document that stated even though the lots are legally
separated they are considered one lot for zoning
requirements. It was filed with the city before the lot was
allowed to be split. This removes the 10' setback
required on the West property line.
Note B. The plan is updated and exceeds the 20% permeable area,
it's 27%. Since we were well above the lower limit we added a pad
for a future shed to hold lawnmower, snow shovels, and other
items.
