Alan/Joel,
Please see the revisions and responses to the review comments regarding the Sundance Apartment
Project.
Public Works
Parking Lot: Accessibility/Layout – All parking stalls are numbered and assigned to a specific
student. Most likely there will be a vacant stall that can be used to turn around, similar to the lot behind
the City and Police buildings.
Misc. Review : Dimensions have been added. All drive aisles, sidewalks and parking stalls comply with
Development Code standards.
Misc. Review : Snow storage is not labeled on plans. A Parking Management Plan will be provided with
the Development Agreement. The Development Code requires 75% parking. We have had numerous
Owners present to the City that only 60 – 65% of the stalls are used. That easily leaves 10% of the
parking area available for temporary snow storage but as per Alan’s comment, snow storage is not
allowed to cover the required number of stalls.
Planning and Zoning
Property Lines: A lot combination will be provided

Screening : Street Trees will be 20’ O.C.
Landscape : Landscaping will exceed City requirements
CUP : CUP is scheduled
Surface Area : Impermeable 85,224 S.F. Permeable 10,608 S.F. = 89% lot coverage
Addressable : Addressing shall be provided as required by City
Fire
Hydrant : Hydrant shall be installed at approved location.
Fire Line Striping: Striping shall be coordinated and provided as per Fire Department.
