For Value Received, Gale L. Steiner, individually and as authorized representative of the
Ralph and Gale Steiner Living Trust, whose current address is 829 South 5th West, Rexburg,
Idaho, hereinafter called the Grantor, hereby grants, bargains, sells and conveys unto Jeremy
and Melissa Barnes, husband and wife, hereinafter called the Grantee, whose current address
is 909 South 51h West, Rexburg, ID 83440, the following described premises, situated in
Madison County, Idaho, to -wit:
Commencing at point 1716.5 feet South along the section from Northwest Corner of Section
31, Township 06 North, Range 40 East, Boise Meridian to the point of beginning; thence
East 150 feet; thence North 245 feet; thence East 71 feet more or less to the West bank of
an irrigation ditch; thence N 09008'54" E 95 feet; thence East 5 feet; thence N 17003'47" E
76.5 feet; thence East 46.5 feet more or less to the East bank of the Rexburg Irrigation
Company Canal; thence S 9026'59" W 17 feet along the East bank of the Canal; thence
East 52 feet; thence South 297 feet; thence West 99 feet to the East bank of the Rexburg
Irrigation Company Canal; thence South 132 feet; thence West 260 feet more or less to the
West section line of section 31; thence North 34 feet to the point of beginning.

Together with any water rights or shares historically used in conjunction with this
property to be allocated from any larger water right or shares if necessary to allow water
rights or shares to be provided to the City of Rexburg portion of the Property adjacent to
the North.
SUBJECT ALSO TO all easements, right of ways, covenants, restrictions, reservations,
applicable building and zoning ordinances and use regulations and restrictions of record, and
payment of accruing present year taxes and assessments as agreed to by parties above.
TO HAVE AND TO HOLD the said premises, with its appurtenances, unto the said Grantee, and
to the Grantee's heirs and assigns forever. And the said Grantor does hereby covenant to and
with the said Grantee, that the Grantor is the owner in fee simple of said premises; that said
premises are free from all encumbrances except current years taxes, levies, and assessments, and
except U.S. Patent reservations, restrictions, easements of record and easements visible upon the
premises, and that Grantor will warrant and defend the same from all claims whatsoever.
