Dear Sir or Madam,
In referenced to the above referenced project, Design Intelligence LLC drawings dated 8/9/22, (2)
Second Floor Framing floor joists have had flanges cut in violation of manufacturer’s limitations.
One instance is in the common wall between units. This joist is fully supported along its length in the
bearing wall and is adequate despite the flange cut.
The second instance is over the partition wall between Bedroom 3 and the closets used for Bedrooms 2
and 3 in the floor above Unit B. The location of the flange disruption is approximately 24” plan South
from the bedroom door (field verify). The compromised joist shall be cut back on either side of the
disrupted flange (16” max removed segment) and each side shall hang from added 1.75x11.875 LVL
(2.0, 2600Fb) cross framing members that shall span from adjacent joist to adjacent joist – approx. 30”.
The adjacent floor joists are 11 7/8” TJI 210 at 16” o.c. spanning approx. 12’ (field verify) and are
adequate to support the added load from this abbreviated joist. Use Simpson top flange hangers sized
to match the joists at each joint.
