What do we do with Jeff Christensen’s development agreement fees he already paid and his
development agreement that was already recorded at the County?
His plans were approved and the plat was ready to be recorded once Westmark signed their
agreement.

I no longer am developing the lots that I own. I plan on using them for my own purposes. the 2
south lots will become one. The lots to the north that you have land locked with the purchase of the
property will just sit in weeds. I will work with David Decker and he can decide if we wants to hang on
to the property or sell it back to me. I don’t need the road, can’t afford the road, don’t want the
road. Take your pick. I will not be funding any roads in Rexburg.
The property that I am buying back will be absorbed back into the business and used as such. I may
look at selling the back property on the north side of the city’s property after I retire in about 10 to 15
years.
I understand I owe you for the road improvement, curb and gutter on 2nd East and will also upgrade
the sidewalk and landscaping to match the section in front of the business.

Jeff,
We understand that Westmark will no longer be involved in the CB Shop subdivision and that you
own/will own the corner lot again.
Westmark never signed the development agreement for the lot, so we need to do an amendment to
your signed agreement.
I’ve written up an amendment and it is attached.
Please review it and let us know if you have any questions.
