SUBJECT: Front Facade Detail, 265 W. Main St., Rexburg, ID MEMO: Findings: The new framed façade on the front of the building consists of 2x6 @ 16” O.C. laid flat against the existing building of cmu wall on the upper part and 2x trimmed to allow a flat face between the upper and lower façade. See Photo 1 in the Appendix of the area I am describing. The framing is a 16” O.C. layout. The flat framing is attached with 3-1/2” x ¼” Tapcon concrete screws at 24” O.C. The lower part with standing 2x, has the same Tapcon screw but only at the top and bottom of the standing 2x. Analysis: The faming layout is sufficient. The 16” O.C. layout is acceptable for the sheathing to attach to and the stiffness needed. The attachment to the cmu wall is not sufficient in the bottom portion of the wall with the standing 2x. The upper portion with the flat 2x6 is sufficient since the screws are placed at a 24” O.C. layout. Recommendations: The recommended fix on this project to bring it up to code, attach all façade structure to the cmu wall with 3-1/2” x ¼” Tapcon concrete screws at 24” O.C. for all members.
