COMPREHENSIVE PLAN: From Commercial/Mixed Use to MDR1 – HDR2
CURRENT ZONING: Transitional Agriculture (TAG) & Rural Residential 1 (RR1)
PROPOSED ZONING: Medium-Density Residential 2 & Community Business Center
AUTHORITY: §1.03.010 (A) “The Commission shall have the authority to consider and recommend to the Council
ordinances, amendments thereto, and repeal of ordinances affecting zoning, planning, and building within the
City of Rexburg”
Information to consider with this request:
• There are two properties.
• The first property is currently an
open field and totals
approximately 40 acres. The parcel
to be annexed and rezoned to
MDR2 is 30.9 acres and the parcel
to be rezoned to CBC is 9.1 acres.
• The property is located across
from Christensen’s Body Shop,
between Oswald’s and Falls
Plumbing.
• North of the property is zoned
Rural Residential 1 (RR1), and
Northeast is zoned Community
Business Center (CBC). To the
East is a mix of Light Industrial
(LI) and Community Business Center (CBC) zoning. To the West is Transitional Agriculture (TAG) and to
the South is zoned Heavy Industrial (HI). There is MDR1 zoning North of 7th N, and MDR2 zoning South
of 7th North.
• The second property is owned by the City and is currently zoned as open space and is part of Eagle Park.
It is approx. 8.137 acres.
• There were 37 hearing notifications mailed to surrounding property owners.
• Staff presents this report to the P&Z Commission for recommendation to City Council & County
Commissioners for approval of the Comprehensive Plan Map Update, Annexation & Rezone request.
