PROPERTY LOCATION: Approx. 951 N 2nd E – Parcel RP06N40E187370 CURRENT COMP PLAN: Commercial/Mixed Use PROPOSED COMP PLAN: MDR1 – HDR2 CURRENT ZONING: Transitional Agriculture (TAG) & Rural Residential 1 (RR1) PROPOSED ZONING: Medium-Density Residential 2 (MDR2) AUTHORITY: §1.03.010 (A) “The Commission shall have the authority to consider and recommend to the Council ordinances, amendments thereto, and repeal of ordinances affecting zoning, planning, and building within the City of Rexburg” Information to consider with this request: • The property is currently an open field and is approximately 30.9 acres. • The property is located across from Christensen’s Body Shop, between Oswald’s and Falls Plumbing. • The contiguous property Comp Plan designations include Commercial/Mixed Use, LDR1-MDR1 and Industrial. There is MDR1- HDR2 designation across Yellowstone Hwy on the North side of 7th N. • North of the property is zoned Rural Residential 1 (RR1), and Northeast is zoned Community Business Center (CBC). To the East is a mix of Light Industrial (LI) and Community Business Center (CBC) zoning. To the West is Transitional Agriculture (TAG) and to the South is zoned Heavy Industrial (HI). • There were 37 hearing notifications mailed to surrounding property owners. • Staff presents this report to the P&Z Commission for recommendation to City Council & County Commissioners for approval of the Comprehensive Plan Map Update, Annexation & Rezone request.
