I have reviewed the comments and conferred with Owners of the referenced property. At the direction of the Owner(s) we have made some revisions to the Infrastructure Improvement Drawings and Plans to address the review comments while in some instances have provided additional clarification to review comments in the responses provided in this document. On the ensuing pages you will find responses to the comments in the design review. Also attached are the revised Infrastructure Improvement Drawings depicting the revisions consistent with the explanation provided on the ensuing pages. Sincerely, Brent E. Consider the following responses to those comments and questions. • As per Resolution 2022-07, adopted April 6, 2022, new development is required to follow standards for the installation of fiber conduit and distribution boxes. Location of conduit and distribution boxes need to be identified and shown on the plans. The Owner met with city staff on September 27, 2022 to discuss the requirements for installation of broadband conduit and distribution boxes. At that meeting, it was determined that the Applicant was required to install those infrastructure elements on the roads that will be dedicated to the City on the side of the street fronting the project. Therefore, the conduit and distribution boxes will be installed on the east side of Smith Farm Road, the west side of Prairie View Drive, and the north side of 2000 South per the Rexburg Engineering Standards. An additional master plan sheet for private utilities featuring the fiber conduit and distribution boxes has been inserted into the Overall Master Plan Drawing Package as Sheet C-MP-07 and into the Phase I Construction Drawings as Sheet C-MP-07. • Sight triangle requirements must be met. The sight triangles in question appear to those associated with each of the four entrances to the Pebble Creek development. The Landscape Master Plan, Sheet C-MP-06 in both the Overall Master Plans and the Phase I Construction Drawings have been revised to remove the trees shown near the two entrances off Smith Farm Road and the two entrances off Prairie View Drive. • Asphalt Width must be 19.5 feet. The design of 2000 South reflects the City standard for a street with 39 feet of asphalt, 19.5 feet on each side of the centerline. The road was designed to widen the existing road to the requisite width. The Hardscape Master Plan, Sheet C-MP-03, has been revised to depict the dimensions of the existing asphalt from the centerline to the sawcut line and for the new asphalt from the sawcut line to the lip of the gutter which summed equate to 19.5 feet.. This was the intent in the previous submittal although the dimensions were not shown.
