PROPERTY LOCATION: Handcart Lane – Parcels RPRPNRV0020010 & RPRPNRV002002A COMPREHENSIVE PLAN: MDR1 – HDR2 CURRENT ZONING: HDR1 PROPOSED ZONING: High-Density Residential 2 (HDR2) AUTHORITY: §1.03.010 (A) “The Commission shall have the authority to consider and recommend to the Council ordinances, amendments thereto, and repeal of ordinances affecting zoning, planning, and building within the City of Rexburg” Information to consider with this request: • The property is currently an open field used for agriculture. • The property is part of the Pioneer Village subdivision and is located south of Mariah Ave and is bordered by Handcart Ln on the east, and Pioneer Rd on the west. The property is approximately 1.458 acres. • High-Density Residential 1 (HDR1) is zoned to the North, East, and West, while Community Business Center (CBC) is zoned to the Northeast and South. There is Mixed Use zoning to the Southeast. • Staff presents this report to the P&Z Commission for recommendation to City Council for approval of the rezone request.
