Dear Fellow Commissioners:
I plan to attend remotely on Thursday, but may be in an area without signal. In that event, I wanted
to share my opinion on the Edwin, LLC application, requesting to change the attached zoning from
LDR-1 to MDR-1. While it does fit within the bandwidth of the current Comprehensive Plan, the
requested MDR-1 zoning does not honor the existing, adjacent as-built land use. The applicant’s
property is surrounded by RR-2 and LDR-1. And while the applicant is showing a perimeter buffer of
LDR, there is no proposed step down (IE – RR-2 to LDR-1 to LDR-2, etc.).
The attached exhibits reflects (34) 12,000SF lots and (131) alley served Town House lots. The
applicant’s registration with the State of WY reflects a business that provides rental properties.
It should be noted that the applicant purchased the property June of this year, aware of the current
zoning. It is my position that the current zoning of LDR-1 is appropriate for this property. Due to
the fact that the property is not adjacent to campus, or HDR, or commercial, the ask of MDR-1 is not
a fit for the as-built location.
