PROPERTY LOCATION: Approx 301 S 12th W - RPRXBCA0254499 COMPREHENSIVE PLAN: LDR1 – MDR1 CURRENT ZONING: Rural Residential 2 (RR2) PROPOSED ZONING: Low-Density Residential 1 (LDR1) & Low-Density Residential 2 (LDR2) AUTHORITY: §1.03.010 (A) “The Commission shall have the authority to consider and recommend to the Council ordinances, amendments thereto, and repeal of ordinances affecting zoning, planning, and building within the City of Rexburg” Information to consider with this request: • The property is currently an open field used for the grazing of horses. • The property has an approximate address of 301 S 12th W and is bordered by US Highway 20 and S 12th W. Agriculture land is adjacent to the North and South, although both Willowbrook Estates and the Meadows are nearby to the South. The property is approximately 25.5 acres. • Rural Residential 2 (RR2) is zoned to the North, Medium-Density Residential 2 (MDR2) to the East, Rural Residential 1 (RR1) and Rural Residential 2 (RR2) directly to the South, and Rural Residential 1 (RR1) is zoned to the West • Staff presents this report to the P&Z Commission for recommendation to City Council for approval of the rezone request.
