Information to consider with this request:
• The property is currently an open field used for agriculture.
• The property has an approximate address of 2100 W 2000 S, and borders both 12th W and 2000 S. The plat is
approximately 20 of the parcel’s 66 acres, and will contain 142 lots.
• Community Business Center (CBC) is zoned to the North, East, and South, while Low-Density Residential 2 (LDR2)
is zoned to the West.
• Public Works concerns: W 2000 S is required to have 19.5 ft of new asphalt per Development Agreement, and street
lighting was not shown on Infrastructure Plans.
• Staff presents this report to the P&Z Commission for recommendation to City Council for approval of the Plat.
