Cody, the other option that we would like your consideration on is section 506.3.2 Minimum frontage increase.
This building meets the qualifications for a frontage area factor increase, the below is the formula according to section 506.3.3.
Area Factor= (Frontage/Perimeter - 0.25) x (Width of public way/30)
Area Factor = (240/480 -.025) x (30/30)
Area Factor = (0.5-0.25) x 1
Area Factor = 0.25
If we go to wood framing for the bathrooms and office, then change the building classification to V-B the maximum allowable space according to 506.2 for S-1 Non-sprinkled building is
9,000 s.f.
If we add the area factor of 0.25 x 9000 = 2,250 additional S.F. for a total of 11,250 allowable.
The inside of wall to inside of wall for the building or actual floor space is 11,057 s.f.
We believe that this allowable factor increase for the change in building material type would allow us to use wood framing in the building and not have to separate the space with fire
walls.
Would you allow the use of wood framing?

Subject: TACKL Thorton Project
Cody we are getting ready to complete the interior build out on the TACKL building in Thorton and I wanted to run something by you.
We would rather not have to steel stud frame the bathrooms on this project.
The reason for the steel stud framing is that fire suppression is required on a VB construction if it is over 9,000 S.F.
If we place the 2 hr fire wall on line 2 where we indicated on the original drawings then there would be a 63'4" x 149' (inside of walls) space left that would be 9,437 s.f. I know that
is still over the 9,000 limit but the space will have 2 non rated dividers in it. Where this is close would you allow the bathrooms and office areas to be wood framed?
Option 2 If we move the 2hr rated wall to line 4 then we would have a 4,875 s.f. space on one side and a 6,500 s.f. space on the other side. If we place the fire wall there could we
wood frame everything and not have a rated wall on line 2?
