PLAN DESIGNATION: LDR1 – MDR1 (Low-Density Residential 1 to Medium-Density Residential 1)
CURRENT ZONING: Approx. 1175 N 12th W is zoned Rural Residential 2 (RR2); Copper Heights
Subdivision Block 2 Lot 14 has a Madison County zone of Residential ®.

APPLICABLE CRITERIA: City of Rexburg Development Code (Ordinance No.1200)
§ 1.04.020 Comprehensive Plan Amendment
AUTHORITY: § 1.03.080 (D) “The Commission may recommend that the amendment be
granted as requested, that it be modified, or that it be denied.”
I. BACKGROUND
In 2002, part of this request was added to the City of Rexburg’s Area of Impact (02-00247). In 2020, 12th
W was widened adjacent to the Pine Brook subdivision (20-00503).
The Rexburg Development Code allows for the Commission to make recommendations to the City
Council regarding whether or not the property should or should not be changed on the Comprehensive
Community Development Department

Plan Map based on the criteria found in section
§1.04.020.
II. SITE DESCRIPTION
The parcel at approximately 1175 N 12th W is
located west of N 12th W and south of the Sunrise
Meadows DIV1 subdivision. The land is in the
Area of Impact. This parcel is almost 60 acres.
Copper Heights Subdivision Block 2 Lot 14 is
located in the southeast corner of the subdivision.
This property is not in the Area of Impact for the
City of Rexburg. The property for this lot is 2.38
acres.
III. ANALYSIS
If approved the request will result in changing the Comprehensive Plan Map from the current designation of
Rural to LDR1-MDR1. The request would require the Commission and City Council to review the proposal
and approve or deny this application.
IV. STAFF RECOMMENDATION
Staff recommends that this Comprehensive Plan Map change be considered. The Planning and Zoning
Commission should take testimony in public hearing to determine if the request is in the best interest of the
neighborhood and the community.
