The Garage will need to be engineered because of the size and square footage for our seismic zone D. 25' x 35' is the maximum, and not over 900 Sq Ft. Also the back wall has more
than 21' feet of windows between brace wall panels. The maximum is 21'. This is found in IRC R602 and table R 602.10.1.3
