1. General contractor to verify field conditions prior to commencement of each portion
of the work.
2.The contract documents are complementary: what is required by one is as
binding as if required by all. The contractor shall coordinate all portions of the work
as described in the contract documents. Notify the COR for resolution of all
discrepancies prior to construction.
3.“Floor Line”refers to top of concrete slabs. Finish flooring is installed above the
floor line. For depressed floors and burbs, see structural drawings.
4.Where a door is located near corner of room and is not located by dimension on
plan or details, dimension shall be 3”from face of stud (wall) to face of rough
opening. Dimension shall be 6”from face of wall to edge of rough opening at
concrete walls.
5.Line of existing grades, as shown on the building elevations and sections are
approximate.
6.Refer to architectural, structural, mechanical, electrical and other categories of
drawings for additional notes.
7.Verify size/location/finish/fire-rating, etc. and provide complete all required
openings through floors and walls, access doors, furring, curbs, anchors and
inserts. Provide all bases and blocking required for accessories, mechanical,
electrical and other equipment.
8.Construction assembly types with UL design numbers shall be constructed to UL
standards. Products used shall bear UL classification where required by the UL
design.
9.All penetrations and openings shall meet wall assembly fire ratings.
10.Boxes located on opposite side of fire rated walls and security walls shall be
separated by a min. horizontal distance of 24”.
11.The civil datum of 5120.80’is referenced in the architectural drawings as finished
floor elevation 100’-0”.
12.At all penetrations and intersections of fire-rated partitions, provide fire sealant
and / or fire stopping to maintain continuity of partition rating.
13.All work for this project shall comply with the national board of fire underwriters,
the federal occupational safety health act (OSHA), and local building department
rules and regulations. Anything shown on these drawings not in accordance with
these rules and regulations shall be brought to the attention of the architect,
before proceeding with any work.
14.Where the terms “approved equal”, “equal to”, or other general qualifying terms
are used in these notes, it shall be understood that reference is made to the ruling
and judgement of the architect.
15.The general contractor shall verify all dimensions and job conditions prior to
bidding the work and shall report to the architect any discrepancies or omissions
which would interfere with satisfactory completion of the project. Do not scale the
drawings.
16.Unless otherwise indicated, plan dimensions are to column grid on centerlines,
normal surface of masonry, face of studs and face of concrete walls.
17.The general contractor is responsible for the coordination of all work by trades,
including those provided and directed by the owner.
18.All new materials and installations shall be in accordance with manufacturer’s
latest printed specifications and with code requirements.
19.Repetitive features are not drawn in their entirety and shall be completely
provided as if drawn in full.
20.Verify all rough-in dimensions for equipment provided in the contract, or by
others.
21.The general contractor is responsible for insuring the sub-contractors are bidding
from a complete set of drawings. No adds will be approved by the architect due to
the subs failure to coordinate between all drawings.
GENERAL NOTES
22.All construction drawings and specifications are complementary, and what is called for by
either will be binding as if called for by all. Any work shown or referred to on any one set of
drawings shall be provided as though shown on all related drawings.
23.Electrical, Mechanical, and plumbing drawings are supplementary to the architectural
drawings. Mechanical and Electrical fixtures, fittings, outlets, etc. when shown on the
architectural drawings are for location information only. It shall be the responsibility of each
contractor to check with the architectural drawings before the installation of their work. Any
discrepancy between the architect and consulting engineer’s drawings shall be brought to
the architect’s attention by written notification for clarification. Any work installed in conflict
with the architectural drawing shall be corrected by the contractor at his expense and at no
expense to the owner.
24.The general contractor shall, as port of this contract, furnish all materials, labor, tools,
equipment, transportation, and insurance necessary to properly execute and complete the
work according to the intent of the plans and specifications. The general contractor shall
verify all requirements for exact size and quantity of equipment furnished, including
requirements for mechanical and electrical services, and be responsible for all rough-in
connections.
25.The construction notes and/or drawings are supplied to illustrate the design and general
type of construction desired and are intended to imply the finest quality of construction,
material, and workmanship throughout. All errors, omissions and clarifications must be
brought to the attention of the architect during the bid phase. Any information requested
after the bid phase will be addressed as an architect’s supplemental information, with no
extensions for time or money.
26.The general contractor shall maintain a current and complete set of construction drawings
on site during all phases of construction for use of all trades.
27.The general contractor shall notify the architect of any discrepancies between the
drawings, these notes, and field conditions before commencing any work and request
clarification.
28.The general contractor and any other contractor involved in this project shall take note that
any cost caused by defective or ill-timed work as a result of, but not limited to, inferior
workmanship or materials, improper scheduling or delinquent ordering shall be borne by
the party responsible thereof.
29.Where new equipment is being installed, the general contractor is responsible for providing
blocking in walls as required by the equipment manufacturer.
30.All flashings shall be done in strict accordance with the flashing manufacturer’s published
specifications and details. This to include amount of overlap and installation of drip edges if
required.
31.Contractor shall insure all work is conformance with all applicable building codes. Work
shall be completed in strict accordance with the latest editions of the 2012 international fire
code (IFC), international building code (IBC), international mechanical code (IMC),
international plumbing code (IPC), international fuel gas code (IFGC), and international
energy conservation code (IECC), the 2006 international wildland-urban interface code
(IWUIC), and all other federal, state and local agency regulations having jurisdiction over
this project. In the event of any discrepancies between agency requirements the contractor
shall observe the more stringent of requirements. No part of the contract documents may
be construed to require or permit work contrary to a governing regulation.
32.Contractor (and his subcontractors) shall be licensed by the state in which the project is
located and approved in advance by the owner.
33.Contractor shall file all applications, pay for all necessary permits and secure certifications of
occupancy for the project.
34.All work is to be coordinated with the owner. The contractor is to meet with the owner prior to
starting construction. The contractor will present the building permit and insurance
certificates to the owner prior to starting construction.
35.Contractor shall provide any necessary measures to protect the workers and other persons
during construction.
36.Check with the owner for coordination of the work under this contract with work of other
trades. Owner’s regulations govern all aspects of outside contractors working on the
property.
37.Contractor shall keep the job free of debris ad make final cleanup to the satisfaction of the
owner. Contractor shall be responsible for removal of all construction debris from project site
and shall provide dumpsters etc. as required. Remove all debris on a daily basis.
38.Contractor shall be responsible for the protection of all existing buildings and other
installations that are to remain intact while performing the specified work. Provide and
maintain fire extinguishers on project site during construction.
39.Unless indicated otherwise, all material furnished and incorporated into the work shall be
new, unused and of quality standard to the industry for first class work of similar nature and
character. Install all materials to the manufacturer’s recommendations and best standard of
the trades involved.
40.Visit the site to verify existing conditions. Existing concealed conditions and connections are
based upon information taken from limited field investigations. Contractor shall make
required adjustments to system components as necessitated my actual field conditions at no
additional cost to owner or architect. Report any discrepancies between the drawings and
actual field conditions to the architect before construction begins.
41.Contractor to obtain and provide owner with color samples for proper color selection and
final approval of all finishes prior to installation.
42.As part of the contractor’s responsibility to coordinate the work of all sub-contractors, trades,
and suppliers, the contractor shall endeavor to identify and notify the city engineer of any
conflicts between the work of different parties at the earliest possible date so as to allow
reasonable and adequate time for the conflict to be resolved without delaying the work. All
deviations from that which is required be the contract documents must be approved in
advance by the city engineer.
43.Refer to the structural, mechanical, electrical, civil, landscape, and plumbing drawings for
the detailed design of the structural, mechanical, electrical civil, landscape and plumbing
systems, of which portions may be shown on the architectural drawings.
44.Ceiling height dimensions are to finished surfaces, unless otherwise noted.
