CONSTRUCTION SHALL CONFORM TO ALL ADOPTED CODES AND PRACTICES OF THE COMMUNITY OR AREA IN WHICH CONSTRUCTION TAKES PLACE.   2. ALL STUMPS, ROOTS, AND ORGANIC MATTER SHALL BE REMOVED FROM THE SOIL IN THE AREA OF THE BUILDING.   3. DRAINAGE FROM THE PROPERTY MAY NOT EXCEED THAT WHICH EXISTED PRIOR TO DEVELOPMENT. PAVED AREAS AND ROOF DRAINS MAY NEED TO BE SUPPLIED WITH APPROPRIATE SUMPS OR OTHER MEANS OF MITIGATING THEIR FLOW.   4. SOLID BLOCKING BETWEEN JOISTS, RAFTERS, AND TRUSSES OVER ALL BEARING WALLS AND BETWEEN BEARING STUDS. SUCH BLOCKING OF THE WALL SHALL BE 2 INCHES MINIMUM THICKNESS AND THE FULL DEPTH OF THE JOISTS, RAFTER, TRUSS OR CEILING JOISTS.   5. JOISTS UNDER THE PARALLEL TO BEARING PARTITIONS SHALL BE DOUBLED. JOISTS UNDER THE PARALLEL TO ALL OTHER PARTITIONS SHALL BE DOUBLED WHEN THE LENGTH OF SUCH WALL EXCEEDS 1/3 THE LENGTH OF JOISTS 12 INCHES AND LONGER.   6. WALL BRACING SHALL BE IN ACCORDANCE WITH THE IRC AS IT IS CURRENTLY ADOPTED. BRACED WALL LINES MUST PROVIDE A MINIMUM OF EVERY 34 FEET EACH DIRECTION AT THE INTERIOR AND EXTERIOR OF THE BUILDING. BRACED WALL LINES SHALL BE OFFSET NO MORE THAN 4 FEET. BRACED WALL PANELS SHALL BE LOCATED WITHIN 8 FEET OF EACH END OF A BRACED WALL LINE. BRACED WALL PANELS SHALL BE INSTALLED NO MORE THAN 25 FEET ON CENTER. THE BRACED PANEL MUST BE AT LEAST 48 INCHES IN WIDTH TO PROVIDE THE REQUIRED BRACING. BRACED WALL PANELS CANNOT OCCUR OVER CANTILEVERED 2" x 8" JOISTS. ALL VERTICAL JOINTS OF THE PANEL SHEATHING SHALL OCCUR OVER STUDS. HORIZONTAL JOINTS SHALL OCCUR OVER BLOCKING EQUAL IN SIZE TO THE STUDDING. LET-IN DIAGONAL BRACES ARE NOT PERMITTED.   7. MINIMUM HEADER SIZES SHALL BE ACCORDING TO THE SIZES SPECIFIED ON VARIOUS FRAMING, FOUNDATION, AND FLOOR PLANS UNLESS OTHERWISE NOTED.   8. FIRE STOPPING A. FIREBLOCK STUD SPACES OVER 10 FEET IN HEIGHT, FURRED SPACES, SOFFITS, DROPPED CEILINGS, COVE CEILINGS, STAIR STRINGERS AT THE TOP AND BOTTOM OF THE RUN, BEARING WALLS AND CEILING JOIST LINES, ETC. FIRESTOPPING SHALL CONSIST 2 INCH NOMINAL LUMBER. B. FIRESTOP OPENINGS AROUND VENTS, PIPES, DUCTS, CHIMNEYS AND FIREPLACES AT THE CEILINGS AND FLOOR LEVELS WITH APPROVED, NON-COMBUSTIBLE MATERIALS.   9.  ENCLOSED ATTICS AND ENCLOSED RAFTER SPACES SHALL HAVE VENTILATION FOR EACH SEPARATE SPACE BY VENTILATING OPENINGS PROTECTED AGAINST RAIN OR SNOW. THE NET FREE VENTILATING AREA SHALL NOT BE LESS THAN 1/ 150th OF THE AREA OF THE SPACE VENTILATED OR 1/300th IF HALF IS LOCATED IN THE UPPER 3 FEET OF THE ATTIC AND THE REMAINDER IS PROVIDED BY SOFFIT VENTS. WHERE SOFFIT VENTS ARE USED, AN INSULATION DAM MUST BE PROVIDED. ATTIC VENTILATION MAY ALSO BE 1/300th WHEN A VAPOR BARRIER IS USED AT THE WARM SIDE OF THE CEILING. OPENINGS SHALL BE COVERED WITH A 1/4 INCH MESH. AN ATTIC ACCESS OF 22 INCHES x 30 INCHES SHALL BE PROVIDED AT THE ROOF/CEILING AREAS. THERE SHALL BE 30 INCHES MINIMUM OF HEAD ROOM OVER THE OPENING. IF THERE IS LESS THAN 30 INCHES OF HEIGHT IN THE ATTIC, ACCESS NEED NOT BE PROVIDED.   SOFFIT VENTS    ____________________SQ. FT. GABLE VENTS    ____________________SQ. FT. ROOF RIDGE VENTS _________________SQ. FT.   10. PROVIDE 30 INCHES MINIMUM CLEARANCE FROM RANGE TOP TO COMBUSTIBLE MATERIALS, SIDE CLEARANCE SHALL BE SPECIFIED BY PERMANENT MARKINGS ON THE APPLIANCE. RANGE HOODS SHALL BE VENTED TO THE OUTSIDE BY A SINGLE WALL PIPE HAVING A MINIMUM OF ONE (1) INCH CLEARANCE FROM COMBUSTIBLE MATERIALS.   11. SHOWERS SHALL BE FINISHED TO A HEIGHT OF NOT LESS THAN 70 INCHES ABOVE THE DRAIN INLET. SHOWER WALLS AROUND BATHTUBS SHALL BE CONSTRUCTED OF DENSE NON- ABSORBENT WATERPROOF SHEETROCK TO THE FULL HEIGHT OF THE WALL.   12. INSTALL 5/8" or 1/2" FIRE RATED SHEETROCK ON ALL WALLS, CEILINGS, BEAMS, SUPPORTS, ETC. IN GARAGE AREAS AND UNDER STAIRWELLS FOR FIRE PROTECTION. SUCH SHEETROCK SHALL BE NAILED OR SCREWED 7" O.C. AT THE PANEL EDGES, 7" O.C. IN THE FIELD OF THE PANEL.   13. STAIRWAYS WITH 4 OR MORE RISERS SHALL HAVE AT LEAST ONE (1) HANDRAIL. HANDRAILS SHALL BE PLACED 34" TO 38" ABOVE THE NOSE OF THE TREADS VERTICALLY TO THE TOP OF THE RAIL. THEY SHALL BE CONTINUOUS THE FULL LENGTH OF THE STAIRS. THE HANDGRIP PORTION SHALL BE NOT LESS THAN 1-1/2" NOR MORE THAN 2" IN CROSS- SECTIONAL DIMENSION. HANDRAILS PROJECTING FROM A WALL SHALL HAVE A SPACE OF NOT LESS THAN 1-1/2" BETWEEN THE WALL AND THE HANDRAIL. ENDS SHALL BE RETURNED TO THE WALL OR TERMINATE IN NEWEL POSTS OR SAFETY TERMINALS.   14. GUARDRAILS SHALL BE PROVIDED TO PROTECT UNENCLOSED SIDES OF ROOMS, CORRIDORS, STAIRS, RAMPS, ETC. WHICH ARE MORE THAN 30 INCHES ABOVE THE FLOOR OR GRADE BELOW. THE GUARDRAIL SHALL BE AT LEAST 36" HIGH AND SHALL HAVE INTERMEDIATE RAILS OR AN ORNAMENTAL PATTERN SUCH THAT A SPHERE OF FOUR (4) INCHES IN DIAMETER CANNOT PASS THROUGH. THE TRIANGULAR SPACE CREATED BY THE STAIR AND BOTTOM RAIL MAY BE CONSTRUCTED SO THAT A FOUR (4) INCH SPHERE MAY NOT PASS THROUGH.   15. FIREPLACE CHIMNEYS SHALL EXTEND 2'-0" MINIMUM ABOVE ANY ROOF LINE WITHIN 10'-0" AND MUST BE 3'-0" ABOVE THE ROOF WHERE IT PENETRATES.   16. ALL EARTH FILL TO RECEIVE CONCRETE FLOORS, WALKS, DRIVES, ETC. SHALL BE SETTLED AND TAMPED TO 90% COMPACTION.   17. APPROVED NUMBER FOR ADDRESS SHALL BE PROVIDED FOR ALL NEW BUILDINGS IN SUCH A POSITION TO BE PLAINLY VISIBLE AND LEGIBLE FROM THE STREET OR ROADWAY FRONTING THE PROPERTY. 18. GLASS IN DOOR SHALL BE SAFETY GLAZED. GLAZING ADJACENT TO A DOOR WITHIN A 24 INCH ARC OF EITHER DOOR EDGE WHEN CLOSED, MUST BE SAFETY GLAZED IF THE BOTTOM EDGE IS WITHIN 60 INCHES OF THE FLOOR OR WALKING SURFACE. GLAZED PANELS LARGER THAN NINE (9) SQUARE FEET LOCATED LESS THAN 18 INCHES ABOVE AND WITHIN 36 INCHES HORIZONTALLY OF A FLOOR OR WALKING SURFACE SHALL BE SAFETY GLAZED. IN LIEU OF SAFETY GLAZING, GLASS MAY BE PROTECTED BY A HORIZONTAL MEMBER 1-1/2 INCHES IN WIDTH, CAPABLE OF RESISTING 50 POUNDS PER LINEAL FOOT, LOCATED BETWEEN 34 INCHES AND 38 INCHES ABOVE THE WALKING SURFACE.   19. WINDOWS ARE RECOMMENDED TO BE DOOR HEIGHT. MINIMUM WINDOW AREA SHALL BE EQUAL TO BUT NOT LESS THAN 1/10th OF THE HABITABLE FLOOR AREA, BUT NOT LESS THAN 10 SQUARE FEET, ONE HALF OF WHICH SHALL BE OPEN A MINIMUM OF FIVE (5) SQUARE FEET. BASEMENT AND EACH BEDROOM MUST HAVE ONE (1) WINDOW THAT MEETS THE FOLLOWING:   a. SILLS SHALL BE WITHIN 44 INCHES OF THE FINISHED FLOOR b. WINDOWS SHALL HAVE A MINIMUM NET CLEAR OPENING OF 5.7 SQUARE FEET WITH HEIGHT DIMENSION NOT LESS THAN 24 INCHES AND WIDTH DIMENSION NOT LESS THAN 20 INCHES. 20. ALL WINDOWS (EXCEPT GARAGE) SHALL BE DOUBLE GLAZED WITH 1/2" MINIMUM SPACES.   21. ALL HINGED SHOWER DOORS SHALL SWING OUTWARD. GLAZING USED IN DOORS AND PANELS OF SHOWERS AND BATHTUB ENCLOSERS AND BUILDING WALLS ENCLOSING THESE COMPARTMENTS SHALL BE FULLY TEMPERED, LAMINATED SAFETY GLASS OR APPROVED PLASTIC.   22. PROVIDE SCREENS ON ALL OPERABLE WINDOWS AND GLASS DOORS.   23. UNLESS OTHERWISE SPECIFIED, ALL BASEMENT WINDOWS NOT FULLY SIX (6) INCHES ABOVE FINISHED GRADE SHALL BE PROTECTED BY GALVANIZED IRON OR CONCRETE WINDOW WELLS. FURNACES AND WATER HEATERS SHALL BE SO INSTALLED THAT THEY CAN BE INDIVIDUAL WITHOUT REMOVING THE OTHER APPLIANCE.   25. PROVIDE SIX (6) INCHES OF CLEARANCE ON THE COMBUSTIBLE AIR SIDE OF THE FURNACE ROOM AND 30 INCHES x 36 INCHES WORKING SPACE IN FRONT OF ALL HEATING CONTROLS, THREE (3) INCHES MINIMUM ON ALL OTHER SIDES.   26. COMBUSTION AIR FOR ALL FUEL BURNING APPLIANCES SHALL BE OBTAINED FROM THE OUTDOORS OF FROM SPACES FREELY COMMUNICATING WITH THE OUTDOORS. 1/2 OF THE REQUIRED COMBUSTION AIR OPENING SHALL BE LOCATED WITHIN THE UPPER 12 INCHES OF THE AREA AND 1/2 WITHIN THE LOWER 12 INCHES. COMBUSTION AIR OPENINGS SHALL NOT BE DAMPENED. TWO (2) VERTICAL OPENINGS, ONE (1) SQUARE INCH PER 4000 BTU/h OR HORIZONTAL OPENINGS, EACH WITH ONE (1) SQUARE INCH PER 2000 BTU/h OF THE TOTAL INPUT RATING OF ALL APPLIANCES SHALL BE PROVIDED   27. JOINTS FOR RESIDENTIAL HEATING DUCTS SHALL BE MECHANICALLY FASTENED BY MEANS OF AT LEAST THREE (3) SHEET METAL SCREWS EVENLY SPACED. SUPPORT THE DUCTS WITH APPROVED METAL HANGERS OR SUPPORTS.   28. WATER HEATER AND FURNACE VENTS SHALL NOT TERMINATE WITHIN TEN (10) FEET HORIZONTALLY OR THREE (3) FEET ABOVE AN AIR CONDITIONER OR FORCED AIR INLET.   29. FURNACE SIZE, EFFICIENCY AND TYPE AS FOLLOWS:   a. TO BE DETERMINED WITH MANUAL J AND MANUAL D   30. ALL TOILETS OR WATER CLOSETS SHALL BE LOW FLUSH TYPES, A MAXIMUM OF 1.6 GALLONS PER FLUSH. PROVIDE 24 INCHES MINIMUM CLEARANCE IN FRONT OF TOILETS OR WATER CLOSETS AND A COMPARTMENT WIDTH OF NOT LESS THAN 30 INCHES (15 INCHES FROM THE CENTER OF ANY OBSTRUCTION).   31.
