Commercial/Mixed UseCurrent Comprehensive Plan Map Designation LDR1 to MDR1Proposed Comprehensive Plan Map Designation Change Coordination with Comprehensive Plan Objectives This change will allow for a residential development that we feel is beneficial to the community and in line with the goals of the Comprehensive Plan in that it will help provide housing to meet the demands of all stages of the life cycle, specifically starter. In being near another new multifamily development, it will follow the General Plan’s goal of clustered neighborhood development and good planning principles. We feel that it will add the needed density in a strategic location that is accessible and well-placed, but not alter the fabric of the downtown. Overall, we feel it will preserve the high quality of life that exists in Rexburg, and strengthen the image of Rexburg as “America’s Family Community” while still allowing for responsible and deliberate growth. As the Comprehensive Plan should be a living document that should be revisited and revised in response to changing community priorities and market demands, this change, which a slight change in the boundary lines of proposed uses, represents a natural shift that is in line with the spirit and flow of the Plan. Please describe the reason/purpose of the request There is a great need for additional residential development in Rexburg. This project represents an opportunity in a great location that can provide that for the city, but the current zoning does not allow.
