Thanks for your responses.
The following requirements will still need to be addressed.
1. Number of spaces provided: Parking Plan shall be submitted prior to issuance of Certificate
of Occupancy for both buildings and prior to issuance of building permit of building A. This is
per Alan’s instructions on Snow storage as discussed with you earlier. Also, reduced parking
to a ratio of .75 – 1 is only approved when a parking management plan is submitted and
approved by the planning and zoning administrator. For further understanding please see
section 3.04.130
2. Parking Lot Dimensions: 47 full sized stalls are provided. I noticed that it is called out as 47
full sized parking stalls. However, your plans only show 46 at 18’ with the 2’ overhang
accommodating to make up the 20’ needed. If you could show / call out where the extra
parking space is, that would be helpful.
3. Parking Lot Screening: Thank you for providing shrubs and noting fencing is on the north.
That is approved. Screening on the East side is still required per section 3.04.040.d. Due to
the nature of the Parking lot, it must be screened from other residential uses from the public
or private right-of-way.
4. Vehicle Circulation: This is public works so Joel will let you know of approval.

Are Lot Lines affected: Lot Combination Application has been submitted
Number of spaces provided: Parking Plan shall be submitted with Development Agreement and prior
to issuance of Certificate of Occupancy
Parking Lot Dimensions: 47 full sized stalls are provided
Parking Lot Screening: Shrubs at 5’ O.C. are shown. The north single family residence shall be
screened by 6’ vinyl fence. The Development Code does not require HDR2 to be screened from
HDR2. No screening is required on the east.
Permissable Lot Coverage: 89% lot coverage was approved during a very disappointing public
hearing on 5/14/20.
Vehicle Circulation: See dedicated turn around stalls noted on attached drawing.
