Town Centers are places commonly understood t
be the heart of the community. When uses such a.
schools, churches, services, and civic buildings an
focused in a single area, a community identit
begins to develop. When these uses are scatterer
around the community, it is to the detriment c
community establishment.
These centers are appropriate places fo
neighborhood -scale businesses, restaurants, tra
connections, parks, schools, churches, child care
and other uses that involve citizen interaction.

Townhomes.
Rowhouses.
The Community Core is the area directly adjacent t
the town center. This is a predominantly residentiz
area, with a slightly higher housing density. Thi
Community Core houses the numbers of people the
will support businesses and services in the Towi
Center, allowing them to flourish.
This area is an ideal place for alternative housing
types to serve student communities, young families
retired people, and the elderly. These areas providt
housing choices to those for whom single famil
style living is unaffordable or undesirable. Housing
types will reflect appropriate scale for eacl
community.

The Community Edge is the area of transitioi

density housing, with larger lot development
Clustering of housing is encouraged in order t
preserve open space areas throughout th
community.
Because these areas are typically more reliant of
automotive transportation, street networks an
especially critical. Cul de sac development i.
strongly discouraged, except in areas where nature
features make connections problematic.
Common space.
Proximity to agricultural land.

Maintained parks and recreational facilities.
Bike lanes.
Connections through communities to natural areas
Developing a non -motorized transportation grid can
go a long way toward improving a community's
quality of life. Planning these connections to a
degree similar to the street network will ensure that
consideration is given in advance of encroaching
development. Often an afterthought, many
communities struggle to develop a quality trail
system because of lax development requirements.
Open spaces and their connections can take a
variety of forms, depending on the density of
surrounding development. Open space can remain
unmaintained, and "trails" can simply be commonly
used bike routes on less -trafficked roads.
Trails separate from roadways.
