The Council will be considering the building of housing on the east corner of 2nd North and 4th East. My wife and I (415 E 1st N) attended the Planning and Zoning Commission meeting that was held on 2 December 2021. At this meeting Mr. Einerson’s proposal to rezone this area from Low Density Residential 2 (LDR-2) zoning to Medium Density Residential 1 (MDR-1) zoning was addressed. The residents of the block who were present at this meeting were strongly against this proposal, largely because it allowed building a large apartment complex. My wife, Penny Meeker, spoke in opposition to the proposal. The Commissioners voted unanimously to reject this proposal. On Monday 12/13/21 Mr. Einerson met again with about 10 residents of the block to discuss his desire to build townhouses at this location. This would not be allowed under current zoning (LDR-2) but would require rezoning the property to Low Density Residential 3 (LDR-3). After careful consideration, my wife and I are in favor of this option, and much prefer it to the building of multiple duplex or twin homes at this location. One factor is that townhouses are most often (but not always) owner occupied (vs. renter occupied) and landscaping is maintained by a Homeowners Association (HOA). This, we believe, is an attractive option for this neighborhood. In your City Council meeting on Wednesday, please seriously consider the discussion from Mr. Einerson to rezone the property to LDR-3.
