Front yard setbacks must be 20 feet. The east
property line is also considered a front yard
setback, as it fronts a right-of-way. Na building
or parking is allowedin the setback, and it must
be appropriately landscaped.
A 2 foot wide landscape strip or wheel stops
are required along the parking stalks on the
North properly lire to prevent vehirle overhang
onto the neighboring property.
The internal pedestrian walkway must be 5 feet
wide, mush be lo-cated an average of 6 feet from
the building facade to allow for foundation
landscaping, and must connect to the sidwalk
along the right-of-way.
All snow storage areas must be landscaped.
Please show the screening material for the
dumpster. Materials must be similar to the
materials used on the building and/or
incorporated into theoverall landscaping.

Building was reduced in size to 3251 square
beef on each floor, requiring 20 parking stalls.
Internal pedestrian walkway must have a
continual connection to the sidewalk along the
right-of-way. The entire walkway must be
distinguished from driving surfaces using
pavers, bricks, or scored concrete.
The southern two parking stalls and the
northeast parking stall must be provided with

1 . The sewer service line is shown as 6 inch.
The fine stubbed out from the street is only 4
inch. The building service line shoud only be 4
inch.
2. No dimensions are provided for the
sanitation enclousre. These need to be
provided.
3. The starry drain lines just end. There is no
indication where they connect to the existing
system or where they will serve to.
4. Sub -Standard or compact size parking stalls
are not allowed in a commercial parking lat.
These will need to be adjusted to full size staffs.
5. Sanitation enclosures are not allowed in the
front yard set back. Anew location will need to
be selected.
All issues have been addressed except the
connections and storm drain lines are shown in
the street. These connections have been
extended into the lot and connections will not be
mads in the street.
