1. in answer to your first question, floors which dc
M not have accessibly wall openings as Specified it
Section 904.2,2, Item 1, waudd be required to be equipped wits,
an automatic sprinkles system. In essence, the provisions ars
twofold in that fist a certain area or openings is required, and
second, such openings shall he accessible to the fire depart_
mQnt from the exterior and not obstructed such that firefighting
or rescue cannot be accomplished through such openings in
the exterior waif. One exaggerated exam pfe of this would be a
buildl'ng which is required to have exterior openings on one
side, and the side chosen by the designer is landlocked or di-
rectly adjacent to a severe slops from which Rrefighting or res-
cue would not be possible. The determination of accessibility
would rest with the enforcement official charged with adminis-
tering thi's section of the code. Enforcement guidelines in this
regard should be deveioped by each Jurisdiction based on their
professional judgement and their equipment capabilities.
2. The Provisions of $ectian 904.2.2, Item I. do not extend
beyond the exterior wall dine into the building and, therefore,
do not dictate specific openings for interior partition arrange-
ments. The drafters of the provisions felt that the normal open-
ings povided through interior partitions for function of
the op-
eration provided sufficient accessibility to all interior portions
at the building, In the diagram, an opening in the exterior walk
into on e of the offices would provide access to the interiar since
the office area would have doors to the corridor system. Provi-
sions of Section 904.2.2, Stem T, therefore, only dictate installa-
tion or an automatic sprinkler system when openings are not
provided within the exterior walls as specified in that section.

QWe would appreciate your interpretation ofSection
■ 904,2.7 wi th regard to a one-story retail grocery
store raving a floor area of 17, 0 00 square feet (Z 575 m:?). The
rear portion is a receiving area with a ral [-up door only dna win-
daws). The overall story depth is 125 feet (38 100 mm).
A■ In response to your question, Section 904.2.7 re-
quires that an automatic sprinkler system be in-
s#ailed in retail saes roams classifiec! as Groep M Occupancies
where the floor area exceeds 12,,000 square feet (I 115 m2-) on
any one floor. If the grocery store to which you refer contains
a retail saps ream dr' 17,0QQ square feet (1579 M2), an autvmat-
ic Sprinkler system would be required.
itis also possible that a sprinkier system may be required un-
der Sect ion 9 04.2. 2, item i . I€ tie openings donot comply with
this section or are not accessible to the extent that firefightingng
or rescue cannot be accomplished from the exterior, sprinklers
would be required. Since the openings are intended primarily
for fire department use to rescue ordire-suppression operations,
we suggest that the fire department be contacted when. there is
any question regarding the accessibility of these openings.
Q■ There are two questions regarding the application of
■ Section 904.2.7 about which we would like you to
comment. our first question is whether or not the allowable
area increases specified in Section 505 are permitted to be used
to increase the 12,000- or24,000--Square-loot (1115 mor2230
m2) figureswithin the provision_ dor example, would a Group
A+1 retail 5aies room provided with two 60 -mo ,wide X18 288
mm) yard's be permitted to have an area of IS ,Cpii square feet
(1 X72 m) i.e., 12,000 square test (1115 mj plus a 50 percent
increase] before an automatic sprinkler system would have tc
be installed?
The second question we have arises as a resuit of the etian
of the phrase contained in the 1976 edition, which stated, ".
however, the area and height increases specified in Sections
505 and 506 shall be permitted." Was the deletion of this
phrase intended to imply that a building Provided with a corr:-
plete automatic sprinkler system is not permitted the appropri-
ate area or height increases listed in Sections ,5Q,5- and 506 if a
portion of the system is required under the previsions of Section
904.2.7?
■ The section in question states that an automatic
+ sprinkler system is required ". n etail sales rooms
classed as Group !vi Occupancies where the floor area exceeds
12,000 square feet (1115 m2} on any door or 24,Qo0 square fejt
(2 230 on al floors ...." The 12,000 -square -foot (1115 m2)
or m2) 4,OOa-square-foot (2230 mz) floor area limitations ars ab-
solute limitations and may not be increased for any reason. In
you r example, the presence of two. 60400t (18 2 8$ mm) yards

sales rvOm would require an automatic sprinkler system when
the Boor area exceeds 12,000 square feet (1 ] 15 m2).
The deietion oithe referenced phrase was not intended to im-
piy that area or height iRcrase permted by Section 505 or
506 could not be used. The increases permitted under Section
505.3 for the purpose of determining the allowable floor area
and the increase in story height as provided by Section 506 are
perm issible, provided the sprinklet'system is installed through-
out the building,
The following example may further clarify the application:

High-woltage elertricai equipment can be expected to be de-
energ zed by overcurrent protection devices immediately upon
the appiication of sprinHer water, thereby eliminating tie elec-
trical hazard. If the concern relates to a potential accidental dis-
charge or leakage, we suggest the use of ars auxiliary preactioR
valve which maintains system piping dry in the protected areas
until asmoke-detection system senses smoke in the area. Water
would then fie released Ie the piping, but would not be dis-
charged until adequate heat is present to fuse a sprinkler. Such
a system is relatively fail-safe with respect to accidental dis-
charge and ieakage and meets code requirements dor automatic
firs -extinguishing system protection.
Item I in Section 9Q4_4 is intended to give the building offi-
cial and the chief some latitude in requiring sprinklers if a de-
signer Can demonstrate, based on testing or other satisfactory
methods, that application of sprinkler water cremes a signifi'-
cant problem which warrants omission.
