John Page Palmer Building Co. 17 West 1500 North Rexburg, Idaho 83440 ll/ Jj lUQlID°QIl STATE OF IDAHO August 27, 1997 RE Storage Bulldm'g for El Gene's TV & Appliance @ 31 West Main St Dear fohn, Po. pox 2$0 12 NORTH CENTER STREET REXBC1RG, IDAHO 83440 PHONE (208) 359-3020 FAX (208) 359-3022 After reviekVing the plans for the subject building,, I find the follol"Ting chanes need to be made or quesfions need to be answered. J. -,The easy and west si'des of the buildm'g are within 0.5 ft, of the adjacentproperty dine, Section 5 03.2. 1 and Table 5-A of the X994 Uniform Building Code ffidi'cate that these two wars must have a I hr. fire rating if they ars closer that 2 Q ft. from the property line. UBC Sec. 6.03.3. 1 and Table b, Nair 1 indicate that the structural members along these two walls also need to have a I -hr. dire protection rang. Please submit drawings showing how you are go ing to provide the 1 -hr. fire protection for these wars and coiunms. Attached are some typical examples of ways thesetypesof walls and caiurnns have been constructed to provide a 1 -hr. fire rafing. You probably have similar drawm"QQ that you have used on other buildings that required 1 -hr. fire rated walls and columns. 2. Your site plan. does not indicate how the storm drainage runoff from the roof of the building will be taken care of Each property owner is supposed to take care of his awn storm drainage and cannot increase the amount of storm drainage directed onto someone else's property. There is a public storm drai"n pipe in Center St. Perhaps all the property ovvners in the vicinity of this budding need to be included in a Local Improvement District for Storm Drainage )Arhere under a storm drain pipe could be constructed over to this area that has frequent flooding problems. 3.1 — Sht. E-1 (under Structural dotes) indicates that "sidings and girts have not been designed dor snow accumulafiQn at ground level."' AssuMM9 the adjacent storage building is also extended someday, the snow sliding off of the roof will create a considerable depth of s-naw and ice accumulation between the two bulldm*gs. How will this situation be taken care off'? 4. -- Please node Seg. 5.9 0£ the ZOPMg Oydinance, a copy of which is attached. This proposed new storage bufl&ng eliminates either 3 or 5 exisin paxking spaces, depending upon how one looks at the area. As indicated in SeQ5.95 the owner, will need fi tam a Variance from fhPlarming & Zo.m'ng Comrru&ssion for this removal of existing parking spaces or will have to replace sm"d parking spaces Within X00 ft. of the building site. 5. — Far your future reference, attached is an example of what we usually require on a typical Site Plan. Property lhes', location of building an property with dimensions to property lines; parking stalls, aisles, and driveways (with dimensions).- parking lot elevations and slop es to dram's; building floor elevations n relation to parkl*ng lad, bench mark elevation, etc.; location of required landscaping (10% of the area of the parking lot area; locations of vvaterlines, sanitary sewer lines, storm drain lines, gas lines, electric lines(both mains and service lines to the building}.
