SUBJECT,: NEW RICKS COLLEGE ADMINISTRATION BUILDING
The architect for the new Administration Building at Ricks College has asked that they
be allowed to use two sections of the new 1997 Uniform Build inn C odp. that will hP.1n
them decrease the cast of the building.
they have asked that they be allowed to use Sec. 1004.2.5.2.2 -Sprinklere d
Buildings in the 1997 SBC. This, new section of the 1997 Code allows a travel
distance of 250 ft. whereas the old 1994 Code only allows a travel distance of 200 f#.
The building they are constructing is a Type 11 1 -hr. fire rated building, whish means its
walls, floors, ceilings, and other structural elements are all non-combustible (in this case
they are constructed of concrete and steel) and have at least a 1 -hr. firs resistive rating.
It will also have a fire sprinkling system and a smoke detection system throughout the
building. I recommend that your approve the use of this section of the 1997 UBC
dor this building.
They have also eked that the.y be allowed to utilize Sec. 10Q4.3.4.3 aw
Construction, and specifically the new EXCEPTION fi therein. (See attached sec.
of 1X97 UBC highlighted in yelbw.) This is a new EXCEPTION in the 199i UBS. It
applies any to office buildings owned and occupied by a single tenant. Basically it
says that the main corridors and the doors providing access thereto do not have to
meet the normally required 1 -hour fire resistive requirements. In this specific building,
they still plan to have the corridor wads and ceilings meet the 1 -hour fire resistive
ratings; however, they feel it is not necessary, in light of this new EXCEPTION, to also
make the dears meet the 1 -hr. dire resistive standards. Again, I would like to
emphasize that the new building will be of noncombustible construction, will have an

1004.2.6 Dead ends. Where more than one exit or exit -access
doorway is required, the exit access shall be arranged such that
there are no dead ends in, hallways and corridors more than 20 feet

STANDARD EXCEPTIONS FOR OWNER'S P(]E.1C`f
The owner's Policy Will be subject to the m rt. a e, 'if any, noted under item one of Section I of Schedule
and to the following exceptiorls: (1) rights or claims of parties in possession not shorn by the public records
; (2)
encroachments, overlaps, boundary lire disputes, and any matters *ch would be disclosed by an accurate survey
and 'inspection Bets or claims of easements, not shown by tel
lien, or right to a lien, for services, labor, or material heretofore or hereafter furnished, imposed by lawl and not
Shown by the public records; taxes re i l assessments which are not t n as existingliens by the public
records.
CONDITIONS AND STIPULATIONS
1. The terra �4 rt a e," when used herein, shall include deed of trust, trust deed, or other security instrument.
2. If the proposed Insured has or acquires actual knowledge of any defect, lien, encumbrance, adverse clairn or other
atter affecting the estate or interest or mortgage thereon covered by this Commitment other than those shorn
in Schedule B hereof, and shall fail to disclose such knowledge to the Company in writing, the Company shall
e relieved from debility for any loss or damage resulting from any act of r li-an e hereon. to the extent the
Company is Prejudiced b failure to so disclose such knowledge. If the proposed Insured shall disclose such
knowledge to the Company, or if the Company otherwise acquires actual knowledge of any such defect, lien
encumbrance, adverse claim or other matter, the Company at its option may amend Schedule B of this Commit-
ment accordingly, but such amendment shall not relieve the Company from liabidity previouslyincurred pursuant
to paragraph 3 of these Conditions and Stipulations.
Liability
of the Company under this Commitment shall be only to the named proposed Insured and such
parties
included
under the definition of Insured In the form of policy
or policies committed for and only for actual loss
incurred
in reliance hereon in undertaking in good faith a to comply with the requirements hereof, or

exceptions shown in schedule B, or o to acquire or create the estate or interest or mortgage
thereon
covered by t% i's Commitment. In no event shall such liabi ity
exceed the amount stated 'in Schedule A
