A representative of the Contractor who ,has been selected to construct the subject building, Ieft

yet f pians us to over for any probleMs that need to be dandled as
soon aspossible. e have reviewed the partial set of preliminmy plans and have the following
comments after a hurried and incompi
ete review.
a 1.-- Sht* T 1. Our ana.lFss of th,e buiduag zndicates around 1231 occupants for the m.ax. part of
the store (including office meann aril 24 occupants in. the back storage/dock/ mecha.cal
mezzanine area. Se copy of encIosed computer analysis) The 1231 occupants indicates that
the min part of the store needs 4 exists iulstead of the 3 exits shown. I am not aware of any
ICBO interpretation that allows for the de' -duction of space for fixed shelving, etc. as is indicated
an your analysis on Sht. T1. If you have such an interpretation from IC -BO, we w;I1 of course
he glad to re-evaluate the building in light of what deductions they say can be made.

applicable exemptions in UBS Sec. 103: 1-1. The EXCEPTION in Sec, 1103.2.2 would
exempt it of this were a singe tenant st►1e; huever, t has at least a separate band so it would be
a muliz-tenant Group M use. Are the phdrmacy and video store separate Tenants also? What
,rational have you found .pproriat gin. saying phis meaanir br ak room doesn't have to be
handicapPaccessible in the other similar grocery sores you have designed? Perha s i could
be classified as a Group B use and the referenced exce

wouldn't satisfy the ASA requirements though.

80 mph not 70 mph as shown. When you submit the two sets of plans for our official review,

Waists, eta,
Qz 4. -- Sht4 S041 --- Paragraph D - Foundation makes reference to a sails report for the site. Please
include a copy of this soils report with the review plans. The topsoil on the valley floor hese is
usually a variation of clays and silts. You have to gel dawn to the naturally occurring gravel
layers to be able to find a soil capable of providing the Design Soil Pressure of 2500 psf shown.
The depth to this naturally occurring gravel is quits varzable. On most of our larger buildings
the Architect has had the Contractor excavate all of the silt/clay material and bring in granular
borrow (pig run gravel.) o -ver -the top of the' exposed existing gravel and compact it to get a
reasonably level, uniform and structurally stable footing. Ground water level is also a
fluctuating thing here. During some parts of the, year it will be 10 to 12 ft. below the ground
surface, then come up to wir thin 5 to 6 ft.,of the surface after spring runoff or irrigation causes it
to rise.
5. -- Sht A 1 v I & S 1. 2 --__ The common wal1 between this sure and the adjacent stores to the west
of it will be a 2-hx..Area Separation mall. Column and ceiling joists would need to be in
accordance with UBS Sec. 504.6. dor Area Separatic)n Walls
Any bearing walls on the north, east and south sues of the building would have to be 2 -hr. rated
wall. On the north side, a non- bearing wall also has to be 1 hr. rated. See Pg. 3 0f attached
computer analysis alld UBS Table 5A. :The concrete block walls wouldn't be any problcm of

vim+ sewer Supt. is concerned about the sampling manhole and hovv ha is going to be
able to get samples of the effluent coming from the griVgrease settling tank. The
sampling manhole will need to- be ai 4 ft. diameter manhole. T
from the settfing tank will need to bhe sewer line carrying
e kept separate from the line coming from the rest
roams, so the effluent from the settling tank can be monitored for grease and dirt
content. Or, the fine from the rest rooms could connect to the 611 sewer service east of
(outside ofl the monitoring manhole.
8. -- Sht. C2 -- There is not much pedestrian space on the sidewalk fi {cont of the
handicapped spa;,es. The colums for the front canopy (sign band) also further
dim1
inish the sidewalk useability in this area, I imagine there wifi be a considerable
amount of pedestrian hetet between the grocerystare and the "Retail Shops" west of
the store.
Sht. Al. I & A5,3
Section 7 on A5.3 shows theiramp and handrail for exit door 906. This handrail
should be 34 " min.. to 38" rsiax. height according to CABO/ANSI - A 117.7 - 1992, Sec.
4.3. 10,.4 rather than the 46" S
hown. '. Will the handrail extend around the west and
south sides of the outs'l'de landing? ' I notice that Section 7 and'Section 4 are the
same. Is there a mixup here, as thy; handrail an the ramp to door 106 would not
normally be rerrrovable?
Seetion 4 on A5.3 shows a removable pipe guardrail along Landing 204. This
section doesn't show the intermedia'
t'is rail(s) required to make it in conformance with
Sac. 509..31 EXCEPTION 1. Also see Category 9 in Table 16-wB-Special Loads and
footnotes 8 & 9.therefo.
10. Sht. A6.1 — As indicated in Item 3, the Assign Wind Speed for Rexburg is 80 mph
not 70 mph. The suppliers of the g►ass items will need to be told to use the 80 mph
figura for,their glass and hardware.

the 811 watermain aver ;o Water Risen, im.'I 11. The2 " meter will also need a -3/4"
b
YPasS meter for low flows. (The water meter assembly is avaiiable from the City Water
Dept, at it -11S. cost to the City) The 211 meter with 3/4 inch bypass meter will need to be
housed in some type of insulated outdoor manhole or brought inside the Water Riser
Room 111 • The same is true for the 2" landscaping line, i.e, it will need a 314" bypass
meter for low flows and a manhole to!,enclose it The sprinkling system will, of course,
need an air break to separate it from the city water system. As indicated by our Fire
Marshall, we will need Fire Sprinkling) System drawings, etc, when this information
becomes available.

14.9 — Shta S0.1 -- Under the, Structural Notes, Section B, Special inspections, are listed
the items that require special inspections on this structure, It is my understanding that
the building contractor has hired a focal engineer -Ing firm, Forsgren Associates, to do
this Special Inspection work. Normally we see the Architect or Structural Engineer
41
hiring a firm to do the Special Inspection and testing. To what extent are you and the
structural engineer going to be overlooking the construction of the subject building?
Do you avant us to talk to yarsgre'n Associates, or the building contractor if we feel
there is some problem with the building construction? We are accustomed to having
'P
the Archetect/Engineer very closely inIvolved ininspecting the construct* of the
building; however, we realize that is very hard for you to do when you are so far away.

RESPONSE TO FIRE MARSHALL PLAN REVIEW COMMENTS
Broulim's Market
Rexburg, Idaho
1. The suppression system in the hoods is specified on sheet M-5 under KOH
1 and KOH 2. it is a
factory pre -piped AnsuE R-102 Liquid Fire Suppression System. Hood extinguishing system is
interfaced with gas solenoid valves and shunt trip breakers to cooki-ng equipment (See Sheets

--4, E-5 a n d E-8) ,
For detailed requirements of Firs Suppression System in hoods see Specification Section 15888
in the Project manual.
2. The refrigeration system utilizes a Class A -i refrigera#ion and the aggregate compressor
energy Es X42 horsepower,,
3. As regards the placement of portable fire exfiinguisher, we typically locate these after the
store is fully fix#ured and appropria#e locations are more readily discernable. This also allows
the Fire Marshall to be involved in determining optimum locations dor extinguishers,
