It is approximately 72 ft. from back of curb to the front of the building. The street right -of - way width is 50 ft. The, dimensions from the street centerline to the curbline to the highway right -off vvay line are not show -n correctly. As indicated on the reed plans, the distmice from street centerIffie to back of curb is 3 b` 6". The distance from bask of curb to the right of way line is therefore 13Y 6" as these is a 5 0 ft. wide right of way ori that side of the street. The plans show the building as being located 72 ft. from the hack of curb. It is therefore 58' 6" from the right of way line to the face of building. (Field measurements also conf= that the building is located 72'from the back of curb li-ne.) With 72 ft. from back of curb to the building, there is room for a 7.5 ft. wide landscaped strip at the back of the sidewalk. Dependina upon how one calculates the area required for par.�ng, you need that much width or more to get the required 10% landscaping area required by the zoning ordinance, 3. The pens do not specifically indicate the required handicapped parking spaces, signs, ramps, etc. There has to be a relativeiv flat landing in frons of the doors to. facilitate �vhee�c�air maneu�rer�ng; consequently, any depressed areas in the sidewalk geed tobe located to one side or the other from the doors. (Or the doors need to be recessed.) Returned herewith are some typical drawings (sent to you previously) sowing how this has been handled in other instances. Your Site Pian may not need to show as many elevationpo�n�s as does the EXAMPLE sent to you previoustv- howeverzt eves you an indication of what we expect to see in the wav of providing adequate vertical site information. As the site is in the flood plain, it is particularly important that this elevation information be referenced to the Basi Flood Elevation for the b-ui1di-n.,.-,g. As indiGated previously, you will need a flood elevati*an certificate (preparedbv a registered �ngineer or hand surveyor} for the site.
