We have reviewed the plans for the subject apartment complex and have the following
comments:
I - Shia S-2 --- Rufldibng "P does not appear to have the required 20 ft, back yard setback.
(See attached Figure 1) It scales approximately 15 ft. on the plans. All of the Front hard and
Back ward Setbacks in the Rexburg Zom'ng Code are to the eye drip line not the building wall
line. It is not clear on the pians whether the setbacks shown are to the eve drip Rne or the
building line, This also needs to be clarified:,
You will need to develop the 511 youth St. frontage as part of this project with sidewalk
(5'wide), landscaped strip, curb and getter and asphalt paving, Your Engineer will need do
design the curb and gutter grade, do the construction inspection an the various strut facilities
and the wafer and sewer lines and certify that these 'items meet the City of Rexburg Standard
Drawings and Specificat ions. I believe the Engineer you had on Donagal Bay may have
already done this design. work. This will also be covered in the Development Agreement for,
the projectO
2 --- Sht. S-3 --- The plans need to shams a 6" Gate, Valve where your new 6'f waterline camas off
of -the existing watezrnain. Also see attached Fire. Dept, review of the plans. They indicate
that the Fire Hydrant needs to be approximately 240' faifther sough so it is nearer the center of the
development and within the required distance of the most southerly apartments (Building F).
(See attached Figure 2)
There needs to be a manhole 'Installed where the new 6" sewer line connects to the existxn�;
811 sewer line.
