I have reviewed the application for a building permit for the building located at 7 East Main. 1ave
found the following discrepancies from the 1994 Uniform Building Code (UBC). The following items will
need to be can-ected ox constructed as per the UBC,
A. The west entrance does not meet code. The maximum threshold height is 1 inch (UBC
para, orraph 1(}04. 10) and the door must have 44" minimum iandings (UBC paragraph 10 04.9)
B• The exit corridor muss be one hour fire rated constructed (UBC paragraph 1005.7) and must
be at least 44" wide (UBS paragraph 1005.2).
C. Illuminated exit signs must be provided at the south and main entrances and at the exit
corrdor (UBC seciion 10 13),
D. Past room capacity signs (UBC paragraph 1002.3) at exit sign locations -
E. A male and a female bathroom must be installed {UBC paragraph 2902.3}.
F. Do not use plastic electrical boxes in fire -rated wads.
In addition the following discrepancies were identified but were waived by the City Building
Official as per Chapter -3`4 of the 1994 UBC.
a. An additional exit from the upper level4s required (UBC paragraph
b. The stairs to the lower area are located in a way that will not allover them to be considered as
the second exit necessary for the occupant load. Therefore another stazr .should be provided
(ITB paragraph 1003 .3 }.
It should be understood that the above requirements were waived with the understanding that at
some future time they could be required as determined necessary by the City Building Official.. The
Contractor should also understand that the drawings provided were inadequate and ambiguous. In the future
it will be necessary to provide more thorough and precise drawings which show all work and materials.
Sincerely,
'dal Christensen
