Use of building is unlu-iawn. The list you provided describes many different possible uses. If the building is used as a Melaleuca warehouse, the hypes of materials being stored would need to be identified. Depend"�.� upon. the materials being stored, a sprinkler system might be required. Another' suggested use is re - upholstery and furniture repair. Hous many workers would be involved? The exiling requirements co��.�d be substantia��y diff�ren� than that of a storage facility. Another suggested use is that of a building contractor office. Depending upon the contractor, many office spaces may need to be provided and therefore exiting issues would. arise. I have reviewed, the building as a Type 11 N with a S- 1 occupancy. Some of the fallowing items carne about from the review, others will reed to be addressed no matter what the designations.. 2. Multi ple use may drive area separation creation. Without floor flan, we cannot evaluate. 3 _ "i he plot pian does not identify right-of-way. One half of a 99 foot (49..5') xight- of-way should be identified along all of your property. Y could create the legal description for you and have St -eve drams up the Quit Claim Deed to transfer ownership. The Calot plan should identify right-of-way and dive dimensions,. 4. All sheets should be stamped and s�gn�d by an architect or engineer registered in this state as per 94 UBC Sec. 106.3.2 5. Glazed glass is required as per 94 UBC Sec. 2406.3 and Sec. 2406.4. No details are provided that identify need. 8. Electfical plans are not provided. Can't have State Electrical Inspector review without some plan. -9. Mechanical and plumbing plans not provided. Nothing four plumb�ng inspector to review. Ventilation not addressed. 10. Floor plan is not provided. Letter froji-i Terry Bagley speaks of bath -rooms. I ca��'t review accessibility requirements as per ANSI 117. 1 . It. Interior wall details will be needed if building is to be Type, U.N. 12. Access for the disabled not addressed in parking,, �3. Details do not shaver interior materials. Insulation not shown. Flame spread can not be addressed Without interior details. 14. Many more items will surface as details are Provided. As you can see, these are too many unresolved issues dor a plan review.
