Anticipated Use-, Storage Warehouse
Attached is a phot plan for a proposed new warehouse which will be 13,054 sq. ft. This new
warehouse will be situated near the 0500 Mechanics building. There is an odd house on the lot
now, which will he removed.
Currently, we have 72,800 ft. Ofwarehouse space in this development, Melaleuca is the
exclusive tenant in the existing space. They run two shifts a day maximum 18 people per shift.
Which means in terms of Barking 4,U44 sq. foot per parking stab. Currently we can park on site
about three times that number if necessary,
We have drawn in nine parking stalls for this new warehouse even though we think only a half a
dozen will ever be used. There is ample space to provide five + more parking stalls if there were
ever need.
You will note that we will incolt-sftorate a 5 ft. Wide asphalt sidewalk in our improvement of this
property,
You will also nate that we plan to put a 5 ft. Planter on two sides of the building which will
provide about S00 sq. Ft. of "landscaping area." This more than what will be required based an
the parking/landscape ratio.
Attached is a plot plan for the entire warehouse park showing the relationship of the proposed
warehouse to the existing warehouses.
