Two major items are: Are you � �a a�g to connect to the City's water and sanitary sewer system on Main St. or 4th West Vii.? The pros & cons of these choices have been explained to your local contractor, Dean Han -cock. storm drainage can go to the storm drain line in Main St. or you can run it to an "on-site" grassed holding area on your proposed development where it can sink away into the ground, however,, this type of a drainage holding area will have to be designed in such manner that the excess drainage does not run over onto the neighboring property. This poses a particular problem in the late winter when heavy rains combine with frozen ground to result in the rain having to be held "on-site" for a ling time as the frozen ground won't absorb it. The parking lot must be "screened" from the adjacent properly by a densely screened landscaped _ area between the two properties or by ars approved fence. that provides an adequate screen around the parking lot. The driveway out to Main St. (S.H. 33) weeds special design atteniivn to assure it has a fairly level stoppin,g glace for cars entering Main St. and good si'ghi distance to the east and west dova-i Main St. so the cars on the driveway can see the approaching traffic on Main St. The reinforced concrete driveway slab will need to be 10 ft. wider than the normal width of the driveway to provide easy tLxYYling room for cars entering or leaving the driveway. {see attached driveway drawings} Main St. is quite a bid higher than the adjacent ground surface so the driveway proftle will have to raise the dfiveway up to mate the curbline on Main St. The sidewalk aloi1-� Main St. is also in poor condition and should be replaced as part of this ne�v developrrn�i��. Note that this old map shows a sanitary sewer service line going north to an existing old house that is no longer- in existence.
