I --- On the Site Plan the Sanitary sewer is labeled as a waterline.
2 --- There appears to be some problem with the way the curb and gutter and sidewalk ins shown
on the Site Plan. The front ed(ye of the 5 ft. sidewalk is 1 3 ).25 ftbehind the back of the c-Lirb and

gutter line. The Street Right Of 'Way Line 'is 23 ft. behind the back of the curb and gutter line.
The sidewalk 'Is al I broken. up and needs to be replaced as part of this proj eci. The curb and
gutter is also 'in poor shape. By the time you remove and replace the old, unused existing
driveway and remove and replace the euxb and gutter for the two new driveways you will have
had to remove and replace most of the existing curb and gutter, Attached is one of our standard
drawings covering the installation of new driveways (Attachment 1). These would be
'dered "Commercial Driveways".

(for Storage Area this equals 1 occupant per 304 sq. ft of floor areal from UBC Table 1 OA gives

1003. 1.paragraph 5 states that "occupants on stories above the first and 'in basements shad have
access to not less than two separate exits from the dory or basement." The Rexburg Mayor and
City Council added an EXCEPTION $ to thi's Section that reads as follows:
EXCEPT10N 8 --- An occupancy having an Occupmi-ey Group Classification of B-.1,Y:,M.,
or S mai be served by only one exit if the total occupancy load served by that exit does
not exceed 10. The total occupant load shall be calculated using the requirements and
criteria sear forth in Chapters 3 and 10 of this Cede, Smoke detectors Ghali be installed 'in
the, second floor or basement area as required in This Code or as directed by the Building
Offielhal."
EXCEPTION 8 would theref-or require this basement to have only one exit as the Occupant .Load
of 8 'is fess than the occupant load of 10 established as the threshold number in the exception.
Please be aware and make your owner aware that if the use in the basement should ehange to
sameth�.x�g other than "Storage" that 'it would probably be requzred that a second basement exit be
cansfixx-u.cted. EXAMPLE: occupancy =offices at 1 occupant per 100 sq. ft... Basementarea
(23 63 sq. ft.) d ivided by 10 0 sq. ft. peg occupant = 24 occupants which i s greaser than the 10
occupants allowed by EXCEPTION S; t1jerefore 2 exit stairways would be required.

them a I -hr. rating. The basement door "shall be self-closing, tight -fitting, or solid -wood
construction 1 318 inches in thickness or self-closing, ti0bfit-fitting doors acceptable as a pad: of an
assembly havin,g a, fire -protection rating of nat fess than �� minutes".
